    Three bedrooms and 1 3/4 baths on a single level in a nice mid-century modern house in east Boulder. House contains a large, open living room, kitchen, dining space and a small family room. Two car attached garage. A covered patio is just outside the family room. The backyard is fully fenced. There are mature trees in both the front yard and backyard. All rooms have large windows providing lots of natural light. All rooms save for the family room have cathedral ceilings. For many years the building was home to a small preschool. We're in the process of returning it to a domicile. As part of that restoration wood floors are being refinished, kitchen cabinets are being refinished and the entire house is being repainted. As part of the restoration we're relandscaping the rear yard returning it to grass with an irrigation system. That work is currently scheduled to happen in late August or September. The kitchen and baths are original to the house so they have really nice and somewhat funky cabinets and laminate countertops. All appliances are in good condition including: gas cooktop, gas oven, refrigerator, dishwasher, clothes washer and dryer. Located on Sioux Drive across from Frasier. Closest major intersection is Baseline and Mohawk. Walk to grocery store, shopping, restaurants, parks and bus routes. East Boulder branch library is also very close. Easy access to Foothills Parkway and US 36. Easy access to CU down Apache Drive and the bike path to Will Vill. Tenant is responsible for all utilities. Pets are okay with a security deposit of $300/dog and $150/cat. No smoking of any type is allowed in the house. No vaping is allowed in the house. Tenant is responsible for maintaining all yards and gardens around the house. This includes mowing the lawn, removing weeds, and watering the small oak sapling in the front yard that we've grown from an acorn. Tenant is responsible for maintaining the inside of the house in good condition - especially the newly refinished wood floors. Landlord will make repairs when things break or wear out due to normal usage. Repairs made because of neglect or improper use will be made and the value of the work will be deducted from the security deposit. After any deductions for cleaning or repairs at the time of lease termination, security deposit will be returned within 60 days of lease termination.
