Great fishing, a rec field/1/2 mile down the road, by Monkton elementary school provides great walking trail at lake. The upstairs Master bedroom is a "suite." Very spacious room with windows that look out at Monkton Pond. King bed, easy chairs, TV. 2nd bedroom upstairs has a comfortable queen futon bed. Full bathroom upstairs. Another bedroom is downstairs, medium size, with a very comfortable queen bed, and nearby bathroom with shower, tub, washer and dryer. Plenty of closet storage, and if you have a lot of furniture you can store it (or mine) in the adjacent cabin, or in one of the 3 bedrooms. 2 dog maximum with pre-approval and pet security deposit. Cats considered. 8 month lease from November 1-July 1. The town of Monkton is a rural area 10 minutes from 3 great towns Bristol, Vergennes and Hinesburg--Williston and South Burlington are less than 25 minutes away. Burlington is 30 minutes away. Middlebury is 30 min. away. Mt.Philo 10 minutes away--a wonderful little hike--views! Nearby (15 minutes) Charlotte, Vergennes, and Shelburne are loaded with charm, restaurants, wineries, breweries. References required, Tenant fills out and pays for a Zillow screening. The $29 will come off your first month's rent if you are the approved renter. SHOWING the house on Sept. 22nd and 23rd Price includes plowing/sanding, and trash. You pay gas (usually just the cook stove), Pellets for pellet stove, ($1200/year approx), wifi, and electric. Driveway is downhill and winding, so for plowed snow you need good tires and preferably rear wheel drive. My plow and sand guy is very reliable. When there is winter ice you either need a 4 wheel drive car, or you can park on top and walk down easily with macro-spikes. I'll be in California, so I'm looking for someone responsible who will take good care of the property. That means calling me asap if anything needs fixing, then being available by phone to repair person, putting the winter heat lamp on in downstairs bathroom if the days are staying below 20 degrees.
