This lease dated the _____ of ________________ _________ Is between the following two parties: Denise Samie (Landlord) and ____________________________(Tenant) Both Landlord and Tenant agree to the following Terms: Only the Tenant above shall rent the room within the property described as 4677 Howell Farms Drive, Acworth, GA, 30101 for use as residential premises only. No other parties may occupy the room without Landlord approval. These premises will be leased on a month-to-month basis, and a $300 security deposit is required by the first day prior to lease inception. Rent will be in the amount of $________ dollars per month due on the 3rd of each month. A late fee of $50 applies on the 8th of the month at 5 p.m. if payment has not been received. The lease is considered null and void if payment is not made by the 10th of the month. At that time, the tenant agrees to vacate the premises unless speaking with the landlord and other arrangements are made for a one-time exception. The premises must be as originally found or Tenant will pay for any damages over the $300 deposit. The Tenant understands that to quit the lease they must advise 30 days' notice to the Landlord. The tenant may make changes to the rented room with Landlord's approval only. The tenant may have friends over to the premises with the knowledge that male friends are not to be taken upstairs. Friends should vacate the premises by 11 p.m. each day unless notification is made for other arrangements. The Tenant agrees they will not assign nor sublet this lease to any other party . The Tenant understands that any pet must be fully potty trained upon inception of the lease. Any damages will be paid by the Tenant. When walking the pet, the Tenant will adhere to the HOA guidelines whereby pet must always be on a leash while walking them and any droppings picked up and placed in trash. The Tenant understands that he/she is responsible to insure their own property. The landlord is not responsible due to any loss such as fire, etc. The Tenant may not engage in any illegal activity. If any illegal activity is conducted, immediate eviction is allowed by Landlord.
