If Tenant fails to timely pay said invoice Tenant shall be in default of this Agreement. Tenant shall be also responsible for day to day maintenance and upkeep. Landlord will periodically inspect the property inside and out to assess the condition of the property. Landlord will inspect the property at an agreed upon time with the Tenant and encourage the Tenant to be present during the inspection.
