The children are grown and it's time to downsize from one of the most all-around wonderful homes under $750,000 that I have seen in Wilmington. We bought this home in 2005 when our sons were 8, 6, and 4 and the baby will be out of college next year. It is certainly a beautiful house, with a great location, and a magnificent lot, but most importantly, it was a wonderful home. Long Leaf Hills has large lots already which makes you feel like you're almost living in the countryside. This 3.7-acre lot backed up against Hewlett's Creek is a children's paradise. My boys would disappear into the 2+ acre of woods for hours, that is when they weren't in the treehouse, on the zip line, or in the pool. The large pool is on the same level as the walkout basement (yes, basement!). I think the pool was used every summer day for about 10 years. The south-facing back of the house with the pool is in the sun all day. Large palm trees accent the pool area. Through the French Doors from the living room is the large deck that overlooks the pool and the back of the property. A bathroom with a shower just inside the basement (no wet kids on the hardwood headed to the bathroom). There is a gameroom and a man cave. The basement is semi-finished but never really needed much more to be fully functional. The basement is cool in the summer and warmer in the winter and acts as a great insulator for the house. Before we installed car chargers in the garage, our power bill was regularly under $200 a month. There is a two-car garage under the house as well which connects to the basement and upper stairwell to the main living area. There are two level-2 car chargers installed, one on each side. Not only is the lot wonderfully secluded from the hustle and bustle of Wilmington, but Long Leaf Hills is as ideally located a subdivision as there is in Wilmington. The neighborhood is connected to Hugh MacRae park by an asphalt path. You can easily leave the subdivision and go south, east, or west without going through the Oleander/South College intersection. Built by Sam Jernigan in 1992 (I think). Well-crafted, with beautiful angles and natural light. Oak hardwood floors throughout except in the master and guest suite bedrooms (which have brand new carpet). I will continue to post pictures, but the existing pictures give you a good idea of the interior. AT&T fiber-optic internet!! 5 zone sprinkler system is on a well. All three A/C condenser units have been replaced as well as the air handlers (two within the last couple of years). New roof (architectural shingles) and skylights (3 in master bath, 2 in kitchen, and one in the bathroom on the second floor) in 2017. Pool rebuilt 2020. We bought this house in 2005 for more over appraisal value and never regretted it once. I'm honestly not sure about the listing price. You certainly could not rebuild the house for $750,000 of construction cost. That said, I am more interested in making this home available to another family to make memories. If on the off-chance there are multiple interested buyers, then I will definitely give preference to the buyer who thinks this is "the one" to raise their family in. Buyer's agents are certainly welcome, and even preferred, and we will be happy to pay a buyer-side commission of 2.5%. A good buyer's agent is a very valuable resource to a home buyer and also makes things easier for sellers. The house is paid off and I don't need to sell quickly for any particular reason.
