    Hello! We are looking to rent this great, newly purchased home in SE Portland. What we love about this place: The neighborhood, still funky but lots of stuff within walking distance (Nayar Taqueria and Bar Carlo are our favorites!). This is a small (1040 sq/ft) home with 3 bedrooms but the layout makes it feel much larger. The great hardwood floors. Large laundry/storage room. Gas stove! You wont see a picture of the yard yet because we have yet to put up the new fence but the back and front yards leave room for a lot of potential (we are working on making it great but we need a month or two to get it dialed in). We are also working on getting a little garden/bike storage shed put in (you will see where there was one but unfortunately it needed replacing, which we will do soon). Parking is on street however there is an alleyway and gate that would allow you to park on the back of the property if you wanted to. What we will love about you: You should be a responsible tenant with a great rental history and solid income (ideally show rent as being no more than 25% of total household income). Ability to commit to 1 yr lease. We love pets but this will need to be negotiable based on size and potential impact on the property (and the neighborsnobody likes a barker!). Other details: Rent is $1500. Refundable Deposit is $1200 (these may be subject to change slightly if pets are involved). Deposit does not count towards last month rent. Tenant pays for Water, Gas and Electric and we pay for garbage. We will ask that you fill out an application online and if we choose you, we will then do a full reference check and basic stuff just to make sure you are who you say you are and make what you say you make. The cost of the background check is $40 but if you have already done one of these recently and can provide it, we will accept it and save you the cash. We will be showing the house on Friday 9/11 between 1-3 and Saturday 9/12 noon-3pm. Please contact us to book a specific time within those windows. If you do a drive-by you will see that we are still fixing up the outside, we are considering it available immediately (for those who dont mind us finishing up a few things outside), otherwise October 1st.
