46 Simpson Ave Apt 1 is the first floor apartment of a Somerville two-family home located between Davis and Teele Squares. Our family of four (Mom/Dad and two pre-schoolers) lives upstairs in the only other unit on the property. We are in the final stage of gut renovating the entire property which will be ready to rent for a September 1 start. The renovation brought the building down to the studs and allowed us to repair, replace, and update everything - from insulation and new walls to all electrical, plumbing, and HVAC - while maintaining the original floors from 1910. The apartment includes two sizable bedrooms with large windows and plenty of natural light and a single bathroom updated with modern finishes. The common area is also full of light and includes a modern and efficient kitchen (with stainless steel appliances, plenty of cabinet storage, and a large pantry) as well as an open layout that can flexibly fit your dining and living room needs. Laundry machines are located in an 85 sqft private basement that includes space for storage. Additionally, tenants will have access to a shared front deck, shared back yard space, and dedicated rear deck. We are looking to sign tenants for one year (Sept 1, 2024-Aug 31, 2025) with the option to extend the lease if both parties are interested. Rent does not include utilities (gas, electric, water, internet/cable are all tenant responsibilities). On-street parking is available on Simpson Ave and on the surrounding streets.
