This is a new (1.5 year old) ADU that was installed in my backyard. It is fenced off from my yard and has a private entrance, so it is a stand alone house. It has a full kitchen and bath, gas range, washer/dryer, on demand hot water, and mini-split heat/AC unit. It is fully furnished with a queen bed, pull out sleeper couch (full), dishwasher, smart TV, storage lofts in bedroom and bathroom, TuffShed for extra storage, bikes available to use, and a fire ring with wood provided if you'd like to make a fire! Utilities and WiFi included. I live adjacent to the ADU so if there are any problems just let me know and I'll be right over. I love the location because it's close to public transit (bus, light rail (MAX)), great restaurants and food carts, public parks and a dog park, Rocky Butte (lookout point and trails), PDX airport, and fast access to freeways in any direction. Owner pays for all utilities and WiFi renter just pays a flat fee of $1800. Rent is due by the 5th of the month and can be paid by cash, PayPal, Venmo, or CashApp. Small pets are negotiable. No smoking inside, but outside is ok. I have renters sign a lease that says renter is responsible for damages up to $500. Tenants can stay between 7-90 days, with option for renewal if both owner and renters agree. Tenants should keep unit free from damage and maintained. There is a small dehumidifier in the unit that should be kept on at all times during the wet season. Tenants should make owner aware of any problems or issues right away so the owner can find a solution as soon as possible.
