Minimum lease term is one year plus electric as stated. Wi-Fi is your choice, which can be purchased through the fiber optic co. There is a background check fee of $150 paid by the tenant. The check is done by the management company of our neighborhood HOA. There is no smoking in the unit. It is also required that you report any damages or problems ASAP so as not to let them get worse and I can fix things right away. There is a maintenance man on our property that fixes any exterior problems after filling out a paper explaining what is wrong. These are kept in the small laundry room off the clubhouse. There is a big fishing and kayaking lake in the middle of the neighborhood also. You get the most for your money in this neighborhood of which I am sure you will enjoy.
