this is a great neighborhood with families and children moving back in. I still leave my car unlocked without much worry of losing anything inside! Since this is an older established area, the houses have nice sized lots so you are not cramped up next to your neighbor, and the streets are nice and wide so you can park a boat or RV on the street without worry. This neighborhood is NOT in the flood zone, so you don't have to carry any flood insurance, at least not mandatory. Church located one block away. VTA bus stops are 2 short blocks away so good for non drivers, students or elderly to be able to still get from point A to point B.
