    What's special

    This is an 882-square-foot, 2-bedroom, 1-bathroom basement in-law space in my home. Kitchenette has a full-size refrigerator/freezer, induction plate, toaster oven/airfryer, and microwave, but no oven or stovetop. There is a stacking washer/dryer for the exclusive use of the downstairs tenants. Large egress windows in the bedroom provide lots of natural light. The bathroom has a shower only. Both bedrooms and the living room have heat pump mini-splits for heating/cooling, separate from the upstairs. There are 2 steps up into the garden to reach the unit's back door and 8 steps down into the apartment. Street parking is a 1/2 block walk at a minimum. No smoking inside. This house has requested quiet hours between 10 pm and 7 am. We ask that you use headphones and be mindful of noise levels unless advance agreements have been made. Note: this does not mean silence, just respectful noise levels. No large parties or illegal substances. This is a low-impact, environmentally friendly home. All occupants are asked to compost food scraps, reduce, and recycle. The apartment has shared use of the fenced backyard and hot tub. I would be happy for shared gardening, but this is not required. 1 dog will be considered pending a meet-and-greet with the owner's 38-lb Carolina Dog. There is no pet rent, but the tenant will be expected to share in yard clean-up and repair any damages caused by the pet. Sorry, cats will not be considered due to allergies. Other small pets will be considered on a case-by-case basis. We can interact as much or as little as desired (community house or complete separation). We value a peaceful and calm home with direct and authentic communication. Kindness, compassion, and inclusivity are expected. Since these are rooms inside my home, the space is exempt from Portland's FAIR Ordinance's screening rules (setting of an application start date and waitlist guidelines). We just re-finished the flooring. The refrigerator and washer/dryer are still temporarily stored in the bathroom. I'll update the kitchenette and add bathroom pictures as soon as those are moved back into place. The initial lease is for 12 months. A 6-month lease may be considered. All leases revert to month-to-month if another term lease is not signed. Utilities are divided based on occupancy and assessed monthly. This application is for the basement 2 bedrooms, bathroom, kitchenette with laundry, and living room in the owner's primary home. It is exempt from Portland's FAIR Ordinance screening rules and is exempt from requirements to pay relocation assistance. There are 2 steps up into the garden to reach the unit's back door and 8 steps down into the apartment. Street parking is a 1/2 block walk at a minimum. No smoking inside.
