Residential Lease Agreement Anchorage, Alaska Lease Term and Termination This lease shall begin on October 1, 2025, and shall continue on a month-to-month basis until April 30, 2026, at which time the Tenant must vacate the Premises. Either party may terminate the lease earlier with 30 days' written notice. If the Tenant terminates without providing 30 days' notice, the Tenant may be responsible for rent covering the full 30-day period following notice, plus any applicable early termination fees. Rent and Payment Rent is 2,900 dollars per month, due on the 1st day of each month. Rent must be received in full by the Landlord no later than the 1st. If rent is not received in full by the 5th day of the month, it will be considered late and subject to the Late Fees provisions of this agreement. Payments may be made by personal check, cashier's check, or ACH bank transfer. If a personal check is returned due to insufficient funds, the Tenant will lose the option to pay by personal check and must use a cashier's check, ACH transfer, or another method approved in writing by the Landlord. Partial rent payments will not be accepted unless expressly agreed to in writing by the Landlord. Late Fees If rent is not received in full by the 5th day of the month, a late fee of 100 dollars will be charged. If rent is late more than two times during the lease term, the Landlord may terminate the lease with proper notice as provided under Alaska law. Non-Smoking Policy Smoking of any kind, including tobacco, marijuana, or vaping, is strictly prohibited inside the Premises. The Tenant is responsible for ensuring that guests also comply with this policy. The Tenant is responsible for cleaning and removing all smoking-related debris, including cigarette butts, ashes, or paraphernalia. Violation of this policy may result in the loss of the security deposit and may be considered grounds for termination of the lease. Utilities The Tenant is responsible for payment of the following utilities and services during the lease term: Electricity Gas or heating fuel Internet and cable services Snow removal, as provided in the Winterization and Snow Removal section Lawn care and yard maintenance during snow-free months The Landlord will remain responsible for basic water, sewer, and refuse or trash service. The Tenant is responsible for ensuring that all utilities remain active in their name for the duration of the lease. The Tenant is also responsible for placing trash and recycling containers out for pickup on scheduled days, and for disposing of any excess waste that does not fit in the provided receptacles at their own expense. Any optional or additional services beyond the basics, including premium cable packages, additional refuse pickup, or recycling upgrades, are the Tenant's responsibility. Maintenance and Repairs The Tenant is responsible for basic upkeep of the Premises, including keeping the interior clean, sanitary, and free from garbage or debris. The Tenant shall promptly report any issues that may require repair before they become serious problems. The Tenant is responsible for minor maintenance such as replacing light bulbs, smoke detector batteries, and furnace filters, and for keeping drains clear. The Tenant is also responsible for maintaining the yard during snow-free months and performing snow removal as specified in the Winterization and Snow Removal section. The Landlord is responsible for ensuring the structural integrity of the Premises and for performing major repairs to essential systems, including heating, plumbing, and electrical, unless damage is caused by Tenant negligence or misuse. The Tenant agrees not to attempt repairs on major systems without written permission from the Landlord. Any unauthorized repairs or damage resulting from such actions may be charged to the Tenant. Winterization and Snow Removal The Tenant is responsible for maintaining the heating system at a level sufficient to prevent freezing of pipes, not less than 60 degrees Fahrenheit inside the Premises at all times during winter months. The Tenant shall ensure all doors and windows are closed and secured during freezing temperatures and shall protect outdoor equipment, hoses, and other items from freezing damage. The Tenant is responsible for removing snow and ice from the driveway, walkways, steps, and entrances to maintain safe access to the Premises. If the Tenant fails to maintain adequate heat, remove snow, or otherwise protect the property from freezing and related damage, the Tenant may be held responsible for all costs of repairs, damages, or injury resulting from such failure. Alterations to the Premises The Tenant shall not make any alterations, improvements, or additions to the Premises without prior written consent from the Landlord. This includes, but is not limited to, painting, installing fixtures, changing locks, adding appliances, or making structural, electrical, or technological modifications. Any unauthorized alterations may result in fees, required restoration of the Premises to its original condition, and loss of all or part of the security deposit. Landlord's Right to Enter the Premises In accordance with Alaska Statute 34.03.140, the Landlord, or their authorized agent, may enter the Premises under the following conditions: Inspection of Property: To inspect the condition of the Premises, perform routine maintenance, or identify issues requiring repair. Except in emergencies, the Landlord will provide at least 24 hours' notice and will enter only during reasonable hours. Repairs or Maintenance: To perform repairs or maintenance that are the Landlord's responsibility under this lease, with at least 24 hours' notice, unless the situation is an emergency. Showings: To show the Premises to prospective tenants or buyers if the property is for sale or available for lease after the expiration of this agreement, with reasonable notice and during reasonable hours. Emergency Situations: To respond immediately, without notice, in the event of an emergency such as fire, water leak, or any condition that threatens the property or the health and safety of the Tenant. The Tenant shall not unreasonably withhold consent for the Landlord to enter the Premises as permitted under this lease. Repeated refusal of lawful entry may be considered a breach of the lease and grounds for termination. Security Deposit The Tenant shall pay a security deposit of 2900 dollars prior to occupancy. The security deposit will be held by the Landlord as security against: Damage to the Premises beyond normal wear and tear Damage or loss to furnishings, appliances, or provided household items Cleaning costs required to return the Premises to its original condition Unpaid rent, late fees, or other charges owed under this lease The Tenant is responsible for any damages caused by negligence, misuse, or failure to comply with the terms of this lease. Costs exceeding the deposit remain the Tenant's responsibility. In accordance with Alaska law, the Landlord will return the deposit, or the balance thereof, within 14 days after the Tenant vacates if no deductions are made, or within 30 days if deductions are taken. Any deductions will be itemized in a written statement provided to the Tenant. The security deposit may not be applied by the Tenant to the last month's rent. Furnishings and Inventory The Premises are leased as a furnished rental. An Inventory and Condition Checklist will be completed and signed by both the Landlord and Tenant at move-in and again at move-out. This checklist will document the condition and presence of all furniture, appliances, household goods, and other items supplied with the Premises. The Tenant agrees to maintain all furnishings in good condition, subject to normal wear and tear, and not to remove any furnishings from the Premises without written permission from the Landlord. The Tenant must promptly notify the Landlord of any damage or needed repairs. The Tenant shall be responsible for the repair or replacement cost of any furnishings lost, stolen, or damaged beyond normal wear and tear. Such costs may be deducted from the Tenant's security deposit. Insurance and Liability The Landlord is not responsible for the loss, theft, or damage of the Tenant's personal property or that of the Tenant's guests, regardless of cause. The Tenant is strongly encouraged to obtain renters' insurance to cover personal belongings and liability. The Tenant is fully responsible for any damage to the Premises, furnishings, or common areas caused by the Tenant, their family members, or their guests. The Tenant is also fully responsible for any injuries or claims arising from the actions, negligence, or misconduct of the Tenant, their family members, or their guests while on the Premises. The Tenant agrees to indemnify and hold the Landlord harmless from any claims, liabilities, or costs resulting from the use or occupancy of the Premises by the Tenant or their guests. Governing Law and Dispute Resolution This lease shall be governed by and construed in accordance with the laws of the State of Alaska and the ordinances of the Municipality of Anchorage. The Tenant agrees to comply with all applicable state laws, municipal codes, and regulations while occupying the Premises. Any disputes arising under this lease that cannot be resolved informally between the parties shall be brought before a court of competent jurisdiction located in Anchorage, Alaska. The prevailing party in any legal action brought to enforce the terms of this lease may recover reasonable attorney's fees and court costs. General Provisions Entire Agreement: This lease, including any addenda, attachments, and the Inventory and Condition Checklist, constitutes the entire agreement between the Landlord and Tenant. No oral statements or prior agreements shall have any effect. Amendments: Any changes or modifications to this lease must be made in writing and signed by both the Landlord and the Tenant. Severability: If any provision of this lease is found to be invalid or unenforceable under applicable law, the remaining provisions shall remain in full force and effect. Waiver: The failure of either party to enforce any provision of this lease shall not be construed as a waiver of that provision or any other rights under this lease. Notices: All notices required under this lease must be in writing and delivered personally, by mail, or by email if consented to by both parties in writing. Signatures This lease agreement is entered into on the date of the last signature below.
