June 2020 This is an older, remodeled four bedroom home with a large lawn and a detached three-car garage. The kitchen has the original 1950's metal cabinets which are in good shape, with an island for additional countertop area. Large dining room, sitting room, living room, master bedroom with its own half bath, and a small guest room upstairs. In the basement, there is another family room/office area, lots of storage space in the furnace area in the old, unfinished part of the basement. The bedroom areas downstairs are carpeted, the "common areas" have a concrete floor which is great for kids and the inevitable spills. There is a large, cool-storage area under the stairs with lots of shelving for canning jars, bulk food stores, etc. Washer and dryer hookups are included and you are going to love the closets in this house because when we remodeled we added giant closets in each room! There are two bedrooms in the walk-out basement, two upstairs. This house is partially furnished with my furniture, which I may need to remove at some point during the lease. The full bath upstairs was recently remodeled with a whirlpool tub, custom medicine cupboards, crown molding, etc. and includes a laundry chute to downstairs washer/dryer area. There is a good-sized shower in bathroom downstairs with double sinks in vanity outside the stool/shower area so multiple kids can get ready for school more easily. It's very a private space for guests, well away from the main living areas upstairs. There is a nice gas fireplace in basement as well as a wood-burning stove in the back porch where winter coats/boots can be stored. Front porch/entry joins kitchen, has a bay window with lots of light for plants......so there is a mudroom at both the top and back entrance. A covered porch out the back with a lovely view of the cottonwood trees along the river makes for a nice place to sit out on summer evenings. Outside includes a play house, swing set, 1000 gallon propane tank, a woodshed, stone masonry sidewalks, terraced flower beds, rock walls, and a fire ring. There is a concrete pad for a picnic table or lawn chairs under a large shade tree. Shared irrigation system (during morning/evening hours only) out of Belle Fourche river which runs through back of property (great for fishing) allows you to keep lawn and flowers well-watered and in good condition. Garden spot is a possible option with written permission from landlord. The yard is quite large and all lawn care is left to tenant. If you enjoy growing things and taking care of a lawn, this place will be great for you, but if not, it may be too much, because keeping a neat, well-groomed yard is a definite expectation. You are responsible for scooping snow from a shared, paved driveway (approximately 50 yards) from the graveled county-maintained road on into the house. Since it is shared with tenants in my parents' house, you will need to figure out a plan suitable to both parties. There is a gate that must be kept shut to keep deer out of the fenced yard, so you will have to get in and out of your car (unless the neighbor boy sees you coming!) to open and shut the gate. The area is crawling with deer, you'll see fox, raccoons, skunks, bald eagles, even a mountain lion once in awhile. The garage door does have an automatic opener. There is a nice work bench in the garage, lots of shelving for totes, a concrete floor, three bays for cars. No automotive repairs or work, please. You cannot water the lawn from the well, you must use the irrigation system. We have our own septic system, water softener, reverse osmosis for water. It's a high maintenance house but well worth the effort to live here. This is an old house so it's not perfect, but the location is! Just a mile or two from town and a fantastic golf course, river access, large cottonwood trees, ample parking behind house for an RV or other recreational vehicles, a quiet county road for walking, bike paths on into town. It's a lovely location in the crook of the river, beautiful in the spring, and not too much wind. It's been in our family for six generations and we are looking for quality renters who will treat it with tender loving care. References are required, as well as a credit check and background check. You will need to pay the first month, last month and security deposit upfront and also pay for the propane in the tank (it's filled now) and for the wood in the woodshed. When you move out, you will be reimbursed for the wood and propane. It costs a bit to get settled in here, once you you're here, you will LOVE it! Feel free to send questions. Tenant responsible for all utilities which include trash pickup ($37/ mo.), electric ($75-100/ mo.), propane, internet/cable ($75-100). We have a well so there is no water bill. You can burn wood to save on heating costs. No smoking is allowed in the house or out buildings.
