Tenant MUST VACATE the premises without exception, under any circumstances, no later than May 15, 2023, Tenant is responsible to pay rent up until the end of the term without exception. OCCUPANCY & PARKING. Cabin may be occupied by ONE tenant ONLY with ONE car ONLY GUEST OVERNIGHT STAYS. Overnight guests are limited to a maximum of THREE TOTAL nights per month UTILITIES. Tenant pays for water & sewer ($25/mo) and power (billed monthly based on usage) INTERNET. Tenant may use Guest network at no charge. However, this is not guaranteed. When it goes down Landlord is not responsible. If Tenant needs fast, reliable internet that they control, it is Tenant's responsibility to procure and pay for services on their own POWER OUTAGES. Occasionally the power goes out. This is out of Landlord's control and is the responsibility of Lincoln Electric. While the power is out the well pump can't function so Tenant should keep a supply of bottled water on hand FROZEN PIPES. Cabin must be kept at NO LESS THAN 50 degrees at all times, even when not occupied, to prevent freezing pipes. Failure to comply resulting in the need for repairs will be the responsibly of Tenant including all repair costs GROUNDS. Exterior of cabin shall be kept FREE of CLUTTER at all times. Nothing can be stored or kept outside of cabin SEPTIC. NO food or debris is to be put into bathroom sink, toilet, or shower. The cost to repair any impacts caused by this will be the responsibility of the tenant MAIL. No can be received at this address. Tenant will need a PO Box or other means of receiving mail GARBAGE. No garbage service is provided. Free disposal is available nearby SNOW. There WILL BE snow in the driveway. It will be plowed periodically PETS. NO TENANT PETS ARE ALLOWED. There is 1 dog that roams the common areas, including around the cabin. Tenant understands this and has no objection to it NOISE. Excessive noise is not permitted anytime. Any noise that could be heard outside the cabin is not permitted after 9:00 pm or before 8:00 am NO SMOKING.
