This is a FSBO sale I do not have an agent, and this is a cash deal, because it needs some fixing up. This is a great home on 3 lots with plenty of elbow room in a country setting with Guadalupe river right out back . The home is a 28'x52' modular home made using 2x4's and drywall construction. Their are 3 lots in the deal they measure together 150 ft. frontage x 125 ft. deep total, which is a triple lot 50 ft. x 125 ft. each. The home is so close to the river you can see the brand new boat ramp from the back yard. If you love to have a river at your fingertips for boating or fishing or just to sit by than this home is for you. Lake Dunlap is the widest and deepest part of the Guadalupe river. The water is down right now on the river because of the dam failure a couple of years ago. The dam on Lake Dunlap is being repaired right now, and they should be done by this summer. There is the Riverbend HOA with dues of only $20.00 per month. New homes have to be at least 1000 sq. ft. and no older than 10 years, or you could build a new structure on the properties. The home is a FIXER UPPER (see video: My Zipp Road Home on YouTube), some of the floors sections in the back bedrooms would need to be replaced because of water damage from leaks, the electric needs work no power in the rear bedroom, central AC does not work, we use a window unit which comes with the house. The back porch and carport need repair, but all in all it's not that bad and can be fixed up reasonably. The best thing to do is call and make an appointment to check it out.
