If your score is below 650, you MAY be required to pay the first and last month's rent plus the security deposit and Cleaning Fee. Thus before moving in a payment of $4500 MAY be required. If your Credit Score is 700 or above you will need payment of the First Month rent, Security Deposit plus Cleaning Fee totaling $3000. The renter is responsible for paying all utilities. The renter must mow the small lawn, and the landlord provides the mower and gas. The renter is also responsible for removing snow from the driveway and small area of sidewalk, and the landlord provides the shovels and salt. The renter is allowed to add flowers as desired, but they must maintain any bushes. Pets are not allowed, except for fish and geckos. Smoking is strictly prohibited. No Smoking Growing cannabis on the property is NOT allowed. Excessive work on vehicles in the driveway or on the property is not permitted. Simple maintenance is acceptable, and the renter must clean up any oil messes. We want to provide an exceptional residence, and we're committed to maintaining it. We're not slumlords. Due to the size of this rental unit we prefer to rent to one or two people. Two friends or a couple is best for this size unit. It could also be a husband and wife with a very young baby or child. Your monthly rent-to-income ratio must be at least 3/1. This means that since the monthly rent is $1400, your combined gross income must be at least $4200 per month. We don't want any renters struggling financially to live here and pay all utilities. Your employment and monthly income must be verified.
