Bathroom fixtures and furniture with large storage cabinet. Full new kitchen granite counter tops and stainless steel fridge stove, and stove hood. New cabinets. All new ceiling lights, and 2 inch Levelor blinds. The new mini split does Air Conditioning and Heating and is new since the original photo with the window AC unit that was replaced.. This rent includes the water, sewer, city trash collection, & lawn care. Close to many restaurants, shopping, laundry matts, hospitals, and parks. Pets are charged a $250 per pet deposit, and a $25 per pet monthly fee. Steady income must be verified, credit score of at least 580. Wait to fill out application till after told to do so as there is a non refundable fee. Renter's Insurance required. Owner not responsible for your personal contents. Tenants must carry their own Renter's Liability Insurance. Turbo Tenant (through which you will fill out the application and if approved set up you tenant portal) offers renter's insurance both liability and personal contents at a nominal fee. Regular Tennessee Lease for 1 year then month to month after that, but that is negotiable if you need a different term length Rent is $1250 and includes water, sewer, city trash, and lawn cutting in that price. Full lease will be sent through Turbo Tenant. Application will be filled out and Renter's Insurance purchased through Turbo Tenant. Below is a list of important points. 1. Tenant agrees to the landlord and landlord's approved workers being able to enter the property for inspections, maintenance, and repairs. A 24 hour notice period will be given via turbo tenant, email, or text unless there is an urgent emergency that requires a faster entrance. 2. Tenant agrees to Pest Control Company using the key/number code lock to enter the unit to regularly spray for bugs. The treatment is usually the 4th Wednesday of January, April, July, and October. Pest Control will knock, but if no answer they will enter using code and announce their presence. It is vital that all units are treated as their are multiple units in the same building. 3. All water leaks shall IMMEDIATELY be reported to the landlord/manager/and turbo tenant maintenance request area to avoid being charged for damages and repairs. 4. Renter will be charged for damaged and broken items, beyond reasonable wear and tear as determined by the landlord/property manager, or maintenance crew. An example is following. If the brand new glass top stove is broken, the tenant will be charged to fix or replace it. Charges for broken items will be paid first and the rest of the money applied to the rent. Of course if there are any problems or issues that you think needs maintenance, please report them as soon as possible, as usually it is easier and cheaper to fix a small problem before it becomes a big problem. 5. Please do not dump grease down the sink. Allow grease to cool and then pour into tin foil or glass jar or tin can, and put into the trash can. 7. All pets must be declared and have a pet addendum filled out. Pets cost a $250 deposit and additional $25 fee per month. Anytime a new pet is added landlord must be informed and paperwork and fees paid. 9. Water, Sewer, Trash, and Grass cutting are included in the amount of rent paid. If the cost of utilities increase either by the utility company raising rates, or by much higher usage than has been historical for the apartment, rent costs will be re-evaluated and adjusted accordingly. 10. Renters must have and maintain renter's insurance which can be purchased for around $20-30 per month on turbo tenant. 11. No smoking or doing drugs
