    32 acre property located in Lawrence County near Bedford, IN 47421 is approx 1/2 mile as the crow flies to beautiful Lake Monroe where you could be on the water in minutes! Also located very near is an abundance of public hunting areas. Use the 906 Sq. Ft. house built in 1928 as a residence or possible hunting / boating lodge for those long weekend get-aways. The house needs some work and consists of 2 bedrooms, 1 bathroom and a barn that could be used to park your boat, car or perhaps close it up for a garage. The owner informed me that one previous tenant has killed a deer from the window of the barn. The property is a mixed use residential, recreational, farmland property. The open ground has been in a CRP program for the past 2 decades and the owners have maintained the CRP field according to state laws. It's mostly warm season grasses such as Big Bluestem, Little Bluestem, and Indian Grass, most of which is 6 ft tall, and provides a great amount of cover for whitetail deer, turkey and their poult rearing, upland game, small game, rabbit, and possibly quail. Not to be left out there are several clusters of trees for the squirrel habitat and the trees provide good corridors for deer to move around the property and feel safe in daylight hours. Although the CRP field is vastly tall grasses, there are a few brushy areas where no sumac tree is safe from deer rubbing as they prepare for the upcoming rut season. Deer rub their antlers on saplings and trees to disperse scent from their preorbital gland (located above their eye socket) and rubbing also strengthens their neck muscles to better serve them when it comes time to fight for the right to breed. Although the CRP provides excellent cover and amplifies / intensifies the hunting experience, the new owners could easily put the tillable ground back into crop production since the CRP program is expired. There's approx 17 potential tillable acres which are slightly rolling and would provide some decent income for the new property owners. The vegetation has been allowed to grow and die for the last 20 years or so, therefore the soil should be nutrient rich. There's a small pond providing water for the local wildlife and I bumped off a couple wood ducks while taking pictures. There's over 1000 ft of road frontage, and the yard around the house and barn has been well maintained. There are some truck paths around the property for access, however blazing your own trails will be as simple as grabbing some road sodas and going out back for a road trip.
