- Criminal Background Check
A criminal background check will be conducted for all adult applicants.
Applications may be denied for felony convictions involving violence, property damage, drug manufacture or distribution, or other serious offenses, subject to evaluation of recency, severity, and rehabilitation.
- Identification
Valid government-issued photo ID required for all applicants 18 or older.
Utilities: Tenant is responsible for all utilities, including but not limited to electricity, gas, water, sewer, trash, and internet/cable
Gardening/Lawn Maintenance: Tenant is responsible for all landscaping and lawn care services
Smoking: No smoking of any kind is allowed inside the home or on the premises
Pets: Maximum of two pets allowed (dogs under 35 lbs); prior approval required; applicable pet deposit and/or nonrefundable fee applies
Occupancy: Only the individuals listed and approved on the lease agreement may reside at the property
Renter's Insurance: Tenant must maintain renter's insurance with a minimum liability of $100,000 and provide proof within 7 days of move-in
Maintenance: Tenant is responsible for minor maintenance (e.g., replacing air filters, light bulbs); landlord handles major repairs
Alterations: No alterations, painting, or modifications without landlord's written approval
Entry: Landlord may enter the property with at least 24-hour notice for inspections, repairs, or showings (in accordance with Texas law)
