However, the living area is uniquely situated so as to provide privacy and distinction from the cooking and eating areas, all the while, views of your favorite movie or sporting event can be had from all areas! This property is being leased by contract for a period of 1 year unless otherwise written. The first month's rent is due upon signing the lease agreement. Also required at the time of signing the lease agreement is a deposit in the amount of $1500. The deposit will be refunded in full unless there are or have been damages to the property during the period of the lease. The leasee will be responsible for any and all damages to any and all property included within the lease. The portion of the deposit that hasn't been used for damages and/or late fees will be refunded at the end of the lease. The rent will be due every month on the same date that the lease was signed. There is a 7 day grace period for payment, after which, there will be a $100 late fee that will be required with that month's rent. There are NO PETS ALLOWED, permanent or temporary, inside or outside, at any time unless otherwise agreed upon in writing. If it is found that the "NO PETS" part of the lease has been violated, it will be grounds for termination of the lease at the landlord's discretion. The landlord will be allowed access for viewing and inspecting the property within 12 hours of request or lease is subject to be terminated at the landlord's discretion with no refund of deposit. The tenant agrees to not do the following: play loud music, smoke in the dwelling or carry smoke from outside to the inside, discharge firearms or other explosives, be disruptive to neighbors, have more occupants than agreed upon in the lease agreement(unless lease amendment has been made), or let ANY POTENTIAL maintenance issue go without notifying the landlord. The tenant understands that if he/she violates any of these requirements, that it will be grounds for the termination of the lease at the landlord's discretion.
