Due Date: Rent is due on the 1st of each month with a 5-day grace period. Late Fee: $50 after the 5th day + $10/day until paid. Pro-Rated Rent: If tenant takes possession before July 1, daily rent of $62 will apply. Full rent begins July 1, 2025. Payment Method: Rent to be paid via [Zelle/ bank deposit ]. Security Deposit A security deposit is due on or before July 1, 2025, along with the first month's rent. Tenant Screening & Occupancy All adult tenants must undergo a background and credit check. Only tenants listed in the lease agreement may reside on the premises. No Smoking Policy Smoking of any kind is strictly prohibited anywhere on the premises this includes inside the home, garage, porch, yard, or anywhere outdoors on the property. Pet Policy Up to two (2) small, well-behaved dogs are allowed with prior landlord approval. Pets must be house-trained, vaccinated, and under control at all times. Dogs must be cleaned up after, and crated if left home alone. No pet may cause damage or disturbance. Lawn Care & Pest Control Lawn care is included and provided by the landlord. Tenant must keep yard and patio free of clutter for access. Pest control services will be handled by the landlord. Utilities Tenant is responsible for all utilities, including: Electricity Water and sewer Trash collection Internet and cable services Noise and Conduct No loud parties, excessive noise, or disruptive behavior is allowed. This is a quiet and respectful neighborhood, and tenants are expected to honor the peace and privacy of neighbors. Noise ordinance is 11pm. Maintenance & Repairs For any maintenance or repairs, tenant must contact the landlord directly. If the tenant chooses to make minor repairs themselves, they must notify the landlord in advance to ensure safety and to avoid unintentional property damage. Tenant may not alter or damage the property without written consent. Inspection Notice Landlord may conduct periodic inspections of the property with reasonable prior notice, typically 12 hours minimum, as required by Florida Statute 83.53(2). Early Termination This lease may be terminated early in accordance with Florida Statute 83.595, which allows for: Mutual agreement in writing Statutory exceptions (e.g., domestic violence, military relocation) Termination by either party with proper notice and compliance with legal conditions
