1. Rent

A security deposit of $6400 is required, which includes first and last month's rent. The security deposit will be returned within 30 45 days after move-out, minus any deductions for damages beyond normal wear and tear or outstanding obligations.
3. Lease Term
The lease term is for 6 or 12 months. A 24-month option may be available on a case-by-case basis.
4. Rent Payment
Rent is due on the 1st of each month. Payments can be made through negotiated electronic platforms. Paper checks or cash are not acceptable. Late rent payments will incur a late fee as detailed above.
5. Utilities
Utilities are not included in the rent. The tenant is responsible for all utility costs, including but not limited to electricity, water, and internet.
6. Renters Insurance

11. Subletting and Guests

12. Noise
The tenant is expected to adhere to respectful noise levels. Loud noise that disturbs the peace of neighbors is prohibited.
13. Modifications to the Property
No modifications may be made to the property without prior written approval from the property owners. This includes but is not limited to painting, installing fixtures, or changing windows, doors, or existing fixtures.
14. Early Termination of Lease
If the tenant wishes to terminate the lease early, they must provide 60 days' notice. A termination fee equal to 2 months' rent will apply. Tenants may also exercise a lease buyout option by paying 50% of the remaining months on the lease. Subletting is not allowed.
15. Eviction
Eviction may occur under the following circumstances, including but not limited to:
Non-payment of rent.
Repeated violations of lease terms (such as noise complaints, unauthorized pets, or smoking).
Property damage or neglect beyond normal wear and tear.
Illegal activity on the premises.
A formal eviction notice will be issued before legal proceedings are initiated.
16. Move-In/Move-Out Procedures
Move-In: The tenant and landlord will conduct a move-in inspection, documenting the condition of the property with a signed checklist.
Move-Out: Upon lease termination, the tenant must ensure the property is thoroughly cleaned, all keys are returned, and a move-out inspection will be performed. The security deposit will be refunded within 30 45 days, minus any necessary deductions for damages.
17. Security Deposit Refund and Deductions
The security deposit will be refunded to the tenant, less any deductions for:
Unpaid rent or late fees.
