- The rent is $2300 per month and rent is due on or before the 1st of each month. Rent is late if not paid by the 2nd of each month. This is a month to month tenancy. Long term renters who are good tenants & good neighbors are sought.

Applicants will be required to:
- Fill out the Rental Application that I provide to you (not Zillow's or anyone else's application).
- Provide a copy of valid identification to verify the name, date of birth, and photo of all applicants.
- Applications will not be processed if they are not materially complete.
- Email it to Housing Provider at 12 noon on 5/15/25.
- Wait as Housing Provider process applications in the order received. If you are next in line, Housing Provider will let you know that you will need to promptly:
- Grant housing provider permission to access your credit and criminal history for consideration in leasing the property located at 4415 SE Long St in Portland, OR, from Transunion / MySmartMove.
- Access MySmartMove and take all steps necessary for them to screen you & provide the results directly to me.
- Pay any & all fee(s) required for this process directly to Transunion / MySmartMove.
- Grant housing provider permission to verify employment. This will need to be in writing from the applicants, signed by the applicants, & ideally delivered to employer at the same time it's delivered to housing provider.
- Grant housing provider permission to verify rental history for the past 3 years. This will need to be in writing from the applicants, signed by the applicants, & ideally delivered to previous housing providers at the same time it's delivered to this housing provider.
- Demonstrate a monthly gross income of at least 2 times the amount of the Rent.

Tenants will be required to follow these rules for tenants; Tenants will:
- Prior to move in, sign a rental contract and several related addenda.
- Prior to move in, pay the housing provider at least a full month Rent amount and a Security Deposit of an amount equal to one month's Rent.
- Pay rent directly to housing provider's bank. Venmo & Zelle payments are accepted. EFT or other direct deposit is accepted, or you may deposit in person at housing provider's bank.
- Check or cash payments will incur handling fees of $40 per incident.
- Prior to move in, provide proof of renters' insurance naming housing provider as Additionally Insured &/or "Interested Person".
- Maintain renters' insurance naming housing provider as Additionally Insured or "Interested Person".
- Prior to move in, transfer utilities into your name including water/sewer, gas, electric.
- Tenant pays for all water/sewer, electric, & gas.
- No sub-letting, sub-leasing, short term rentals, or guests staying for over 14 days per quarter, is allowed.
- No tobacco use is allowed anywhere on the property, this includes all guests & visitors.
- Ensure that no painting or alteration of the property occurs except if specifically permitted by housing provider.
- Use floor protectors for all furniture at all times to prevent damage to the floors.
- Never place potted plants or any other source of moisture on the wood floors.
- Never apply tape to any surface of the house, windows, fixtures, or appliances.
- Use care with all appliances, fixtures, & surfaces.
- Only burn seasoned firewood in woodstove. No burning trash, treated wood, green wood, etc.
- Annually pay for professional cleaning of the woodstove flue & provide proof of this to housing provider.
- Maintain the yard, except for tree care.
- Ensure all food compost will go into the green compost bin to be hauled away weekly.
- Yard debris may be composted on site as long as it is done neatly & in a suitable location. No large plastic compost bins will be brought onto property except those provided by trash hauling company.
- Laundry machines are provided as a courtesy to Tenants but if these machines need repair or replacement, they will not be repaired or replaced by housing provider. Tenants will not remove these machines from premises without written permission from housing provider.
- Prior to moving out:
Thoroughly clean the entire house & garage from top to bottom, including all surfaces, walls, doors, windows, window tracks, including inside, behind, & below appliances & inside cabinets. Thoroughly clean up the yard, driveway, walkways. Ensure all trash, debris, & personal property is removed from the property prior to vacating the property.
- Sign an affirmation that they will abide at all times by these rules.
Applicant Information:
- Applicant will have an opportunity to include Supplemental Evidence for the Landlord's consideration to mitigate potentially negative screening results.
Per SB 291:
- Applicant has a right to appeal a negative determination, if any right to appeal exists.
