    What's special

    Home and property are located on the north end of Seeley Lake (the lake it self). The property consists of 10 acres with private 1/4 mile driveway, a newer 900 sf home, barn, dry lot, riding arena, guest cabin, perimeter fencing, and other improvements. The property borders US Forest Service and is only a few hundred yards across FS land to the lake (you can hear the loons at night if you leave the windows open). This home is close to several FS boat ramps and you can access riding/snowmobiling trails right from the property. The home has custom cabinets and kitchen, rustic board and batton siding, real rock wainscoting, and a covered carport. The house is super insulated and costs next to nothing to heat in the winter. There is an efficient wood stove, a Rinnai propane heater for back up heat, and an efficient on-demand water heater. The septic system was County approved in 2007 and sized at installation for a larger multi-bedroom/bathroom home. The well is around 120 feet and produces a minimum of 13 GPM. The home has a filtration and conditioning system. The property has two 200 amp services installed underground--one serves the house and the other goes to the guest cabin and shop/barn. The barn is 90' x 34' with five bays, a workshop, and a shelter for the horses. There's also another 16' x 24' covered building for storage. The 16' x 16' guest cabin is well insulated similar but has no running water at this time. The workshop in the barn has its own junction box and underground power. The 90' x 120' riding arena was constructed two years ago. It is professionally graded with 3 inches of packed road mix under the sand riding surface/footing. The western 2/3 of the property is sub-irrigated and grows a lot of grass--we rotated sub pastures and were able to feed 4 horses entirely on pasture from about 6/15 - 10/1 most years. The property is almost entirely weed free. The neighbors are wonderful, though you don't really see them from the home site.
