Property Maintenance and Damage Reporting:
The Tenant must maintain the property in a clean and unencumbered condition and report any damages or maintenance issues immediately to the Owner. Failure to report damages promptly may result in the Tenant being held responsible for any resulting costs or repairs.
Washer and Dryer Use:
The in-unit washer and dryer are not to be used for bulky laundry items, including but not limited to comforters, pillows, and similar items. Any damages resulting from improper use of the appliances will be the Tenant's responsibility.
Fireplace Use:
The fireplace is for decorative purposes only. No live fires are permitted. Damages or costs arising from the use of the fireplace in violation of this rule will be the Tenant's responsibility.
Smoking Policy:
Smoking is strictly prohibited on the premises.
Noise and Conduct:
Tenants are expected to maintain a peaceful living environment and comply with all applicable noise ordinance policies established by the Village of Ballston Spa.
Subleasing:
The rental property may not be subleased in whole or in part without prior written approval from the Owner.
Property Inspections:
The Owner reserves the right to inspect the property for maintenance, safety, or compliance purposes. A minimum of 24 hours' notice will be provided to the Tenant prior to any scheduled inspection, except in the case of emergencies where immediate access is required.
