    What's special

This late 1800's two-story farmhouse was purchased by the current owner in 1982 and remodeled for use as a two-unit rental property, which later produced an average monthly income of $1100 until 2011, when the home was almost destroyed by a hurricane. Rather than demolish the entire house, the owner opted to tear down the 2-story part of home; then gutted and elevated the 1-story part, in readiness for a new owner's personal remake. The septic system, electricity and public county water on the lot has always been in use, thus in fully functional working order. In 2014, a 1994 Dutchmen RV was placed on the lot for use as a rental property, utilizing all previously installed utilities. In early 2017, the Ducthmen RV was replaced with the pictured 31’, 2010 Keystone Hornet. Both units produced $650/month income. The Hornet is 1-bedroom/1-bath with two slide-outs, with many amenities, such as: fully furnished, color TV, surround sound, and a new washer/dryer added in 2019. Also, in 2019 the RV was permanently installed on the lot and a new deck added. Before the hurricane struck in late 2011, renovation of the 16’x20’ workshop had begun: first a concrete carport was added followed, followed by flooring and steps to create a loft in the peak of the workshop, turning the structure into the beginning of unfinished, 1-bedroom tiny home. In 2013 a new septic system was installed just for the tiny home, making a total of two independent septic systems on this property. The shell of the tiny home is completed – designing the interior and finishing the inside are all that remain. A fantastic, beautiful waterfront view and spectacular sunrises can be enjoyed while working and many, many years thereafter. As an added note, at a minimum, all elevations meet the 500 year flood benchmark for Beaufort County, with the house exceeding the benchmark by 5 feet. This property needs only you, your imagination, and hard work to turn this property into a very profitable investment and lovely place to live, all in one property!
