Walls are an r28 , roof is an r42 , the urethane adds a lot of structure and makes the house very tight The roof is constructed of 11 7/8" tall BCI rafters on 2' centers, sheet rocked on the bottom then urethane shot down from the top allowing for a 6" air gap for proper airflow making it NOT a "hot roof", then skip sheeted and then metal installed straight onto skip sheeting by Gibson roofing in 2009. Both first and second floors are constructed the same, 11 7/8" inch BCI joists on 2' centers decked with 3/4" tongue and groove osb plywood never spanning more than 12 feet. Urethane insulation is its own vapor barrier, we did not install poly vapor barrier on top of the urethane as that would create a double vapor barrier causing moisture problems in the walls. In floor heat: The tubing is stapled on top of the plywood subfloor, then a 1 1/2" of gypcrete was poured on top. Other systems attach the tubing beneath the plywood forcing the boiler to run at a much higher temperature, making it far less efficient. Prepped for future additions: The dining room window is framed in for a doorway to the "future" garage. The laundry room is framed in for an entrance or hallway into the rooms above the "future" garage. The north facing wall in the living room is framed in for a door to access the backyard.
