This is a rental for a single room in a large 3 bedroom house. The house is split into two levels, this room is located downstairs along with one other room. There is one full bathroom downstairs, shared between the two rooms. The downstairs has two additional 2 living spaces - a large living room and a small foyer room. Downstairs tenants enjoy multiple additional storage areas downstairs, along with additional storage upstairs. This room is suitable for a single professional who does not work from home (bedrooms are adjacent). The two other roommates are quiet and work full time early shift jobs. The house is located in the Eagle River Estates in Gypsum and backs to the Eagle River. It sits on 1/4 acre including river access. NOTE! The photos showing the room are not accurate. Pictured is the room next to the one for rent. Same size, slightly different layout. Both carpeted with window, large closet, etc. This room is currently furnished, however there is some damage to the furnishings. Tenant can take it furnished as is, or room can be rented unfurnished. Utilities are averaged to $160 per month (includes wifi). Tenants are jointly responsible for keeping the lawns mowed through summer, and for sidewalk snow removal in winter (must be removed within 24 hours of snowfall's end as per town laws). Landlord takes care of annual property maintenance (sprinklers, etc). Car spaces are limited to one per tenant due to limited parking. This is no overnight street parking. There is a 2 car garage and 3 cars fit side by side in the driveway.
