    What's special

    The room for rent is a private, newly redone bedroom and bathroom. The bathroom is not right next to the bedroom. The bedroom is extremely spacious (about 16ft by 16ft) and includes a sitting area, walk-in closet, gas fireplace, and desk. There is a private entryway into house for you as well as a separate outdoor area for your use, with space for sitting or grilling. You will also have a non-traditional kitchen area outside of the bedroom that includes a small refrigerator, microwave, and electric hot plates. You are welcome to use an air fryer for cooking as well. The shared living area includes another sitting area, foosball table and air hockey and pool table. The non-traditional kitchen is in the shared living space, but the microwave and refrigerator are for your use only. The lease is for six months - from January 15 until July 15th. Exact dates can be discussed with us. All utilities (electricity, internet, natural gas, water/sewer and garbage) are covered in the monthly rent. No pets will be allowed at any time, even from visitors. No smoking is allowed in the building or on the property. The downstairs bedroom and bathroom are considered the Tenant's space. The Landlord may enter the bathroom (when unoccupied) without notice for maintenance purposes. The water line to the toilet in the bathroom must be turned off when not in use. The downstairs area (excluding the tenant's bedroom and bathroom) is a communal area and will be used by Tenant and Landlord as well as family and visitors of Tenant or Landlord (Although, this doesn't happen very often. Typically, you will have the downstairs to yourself). The backyard area that is accessible from downstairs is for the Tenant's use and includes a concrete deck area as well as a wooden porch. The rest of the backyard is considered the Landlord's space and use should be requested by the Tenant. Cooking by the Tenant must be done by electric countertop burners or countertop air fryer. Proper use of the burners must be followed in order to maintain safety and appropriate upkeep of the space. If Tenant needs use of Landlord's gas stove, please request this from the Landlord. The landlord will approve or deny the request based on their availability. Tenant may also choose to purchase a grill in order to cook on their patio area. The Landlord will require a background check of any potential tenant. The agency doing the background check will be specified by the Landlord. The room being rented is part of a house and neighborhood that is family-friendly. The renter must agree to appropriate behavior in and around the house, including no swearing and quiet after 9pm in the evening during the weekdays and 10pm during weekends. If the Tenant wants to have people over and expect noise after these times, the Tenant must request this from the Landlord. If the Landlord finds that the Tenant's behavior is inappropriate, the Landlord will be warned in writing three times. If any inappropriate behavior continues, the Landlord may end this Lease with appropriate notice. The determination of what is inappropriate behavior is at the sole discretion of the Renter. The Tenant will be resonsible for maintaining the walkway to their entrance including snow removal. They are also expected to keep the space in good condition.
