UPDATE 5/27/22: Need to be out of unit ASAP and landlord is allowing me a limited time offer lease buyout. This unit is a third-floor walk-up with 2-bedrooms and 1-bath. I believe the unit was completely renovated within the last 4 years and I am only the second tenant to live here since. The building itself is quiet, clean, and well-maintained by the landlord/property management company, Peak Properties. The unit is brick and on the top floor, so it retains heat well - I kept my heat completely turned off most of the winter and the thermostat rarely dropped below 72 degrees. Gas and electric utilities are reasonable and were typically between $50/utility in the winter and $75-150 for each utility in the summer when I ran the A/C full time (also not totally necessary since the unit cools down quickly). You will also have to pay for your own internet through Comcast, but the other utilities are covered by the landlord under the $35 "bundled services" fee added to your base rent. The building is dog-friendly with a reasonable fee (not sure if there is monthly pet rent now, but I did not pay any). The apartment features an in-unit W/D and large windows facing east in the kitchen and north in the living room, with a smaller north-facing window in the bedroom. The bedroom and living room overlook Irving Park Road and you can see downtown (Willis Tower) on a clear day from the kitchen window when the trees aren't in full bloom. The unit does not have a designated living area, so I've used the second bedroom as the living room, which comfortably fits a queen-sized sleeper sofa, desk, and console table. The kitchen is large and I've been able to fit a large standing desk, a large seating trunk, a small entry table, and a small wheeled kitchen cart/island. The unit has three good-sized (deep and tall) closets in the entry, living room, and bedroom, and a utility closet in the kitchen. The best part about this apartment is its location: 3-5 minute walk to the Blue Line/Metra stops located on the Kennedy expressway off of Irving Park Rd; 7-10 minute walk to Jewel-Osco/Marshalls/PetSmart; next door to Old Irving Park Plaza, which has a Dunkin Donuts, Subway, Coin Laundry, Convenience Mart, Chinese restaurant, and a Nail Salon; and the apartment is one block from both Starbucks and Eris Brewery with Breakfast House directly across the street. There is easy access to the Kennedy expressway if you drive, but Pulaski, Milwaukee, Addison, Cicero, and Elston are also easily accessible main roads all within a 1-5 minute drive. There is paid street parking in front of the building and free parking on the side streets in the neighborhood. The area behind the apartment building (walk south on Kildare and Lowell) is one of the most beautiful residential neighborhoods in the city that feels more like something you'd find in the suburbs. The neighborhood is extremely safe with many young families and friendly neighbors to meet while on a stroll or walking your pet. **NOTE: I'm personally selling my queen sleeper sofa, which can be left in the unit, for only $500/OBO (I'm otherwise selling for $650, so please let me know asap if you're interested). The couch is a dark blue velvet and less than two years old, includes a queen-size pull-out bed with mattress, and is in good condition since I've kept it covered most of the time. I'll also sell my full-size, ornate white iron frame bed + box spring for $100/OBO, which I can leave assembled in the bedroom. I'm also selling my small roller kitchen cart/island for $30, which fits perfectly between the laundry and utility closet in the kitchen. I'll clean all items before moving out.
