    What's special

Gracious, light-filled Columbia Heights Rowhome: 2BR + Den, 1.5 Bath Available May 1st! Spacious rooms, giant windows, original hardwood floors, modern kitchen, and front and back porches grace this lovely turn-of-the-century rowhome on a quiet and neighborly street in Columbia Heights. If you think you would enjoy vintage French & Deco chandeliers, high tin ceilings, and what is perhaps DC's tiniest "destination" Taj Mahal powder room, you will love living here. Upstairs: two very large bedrooms with generous 8 ft. long closets, plus an 8x12 ft. den (in use by current tenants as a bedroom), new front-loading washer & dryer, and sunny full bath with claw-foot tub. Main Level: Entry foyer with stained glass transom, stately living room, formal dining room, and exposed brick kitchen with granite countertops and stainless appliances. Off the kitchen is a screened-in back porch that spans the full width of the house and offers a three-season garden oasis above the backyard, which is a very nice size and the perfect place to entertain. Gardeners welcome! Luray Place is a one-block, one-way, quiet residential street in the Park View section of Columbia Heights, central to the Washington Hospital Center, Howard University, Catholic University, and Columbia Heights shopping and dining. Metro: Petworth metro is a 10 minute walk; the Columbia Heights metro, Giant grocery, Target, Bed Bath & Beyond, restaurants, etc, 10 blocks. Closer still is the 11th Street corridor with Red Rocks pizzeria, Wonderland Ballroom, Room 11 wine bar, and the Meridian Pint pub. Georgia Avenue busses pick up 2 blocks away (the #79 express bus goes to Gallery Place in 12 minutes.) This listing is for the main level and upper level of a two-story row home. Tenant(s) will share a lease and utilities with the tenant occupying the self-contained, lower-level unit. Utilities are in the name of an upstairs tenant. There is no internal connection between the two units. A/C: window units provided by owners for bedrooms, main floor. Things to keep in mind about this property: there are two very generous bedrooms and one smaller room, without a closet, which tenants often choose to use as a bedroom. If you go that route, you'll want to figure out how you would split the rent, and whose name the utilities will be in. Also, please note that the yard maintenance / snow removal is the responsibility of tenants in this unit. Please note that due to Covid precautions, most photos reflect furnishings of prior occupants. Comments from recent tenant survey: Q: Would you recommend this house to a friend or family member? A: I definitely would! The house itself is spacious and lots of wonderful natural light. The porches/outdoor space are amazing and were a godsend during the pandemic. Park View is a really lovely community. Q: How would you describe your experience while renting here? How would you describe the neighborhood and the neighbors? Any problems here? Did you feel safe in this house? How about the neighborhood? A: I always felt safe in this house. Over the course of the pandemic I actually became good friends with some neighbors through a local mutual aid effort. I have loved going to community events at Wangari Gardens. I feel like this is a great neighborhood and there's many opportunities to get involved on a civic/community level. The entire house is on one lease, including both upper and lower levels. Tenant(s) are responsible for utilities, 1/4 of which are paid by the lower-level tenant. Front and back yard maintenance / snow removal is the responsibility of tenants in this unit. Absolutely no smoking on the premises. No pets, please. Street parking. Utilities include gas, electric, and water and will obviously vary based on usage, and whatever the utility companies charge. Current tenants (3 upstairs, 1 in the lower level unit) are also sharing high speed internet and report that utilities have averaged $360-$540 per month, depending on the season. This is a little higher than in pre-pandemic times, since they are now all working from home full time. One quarter of the utilities are paid by the downstairs/basement tenant and should not exceed that average ($90-$135) since we have this as a baseline.
