Deposit will be returned within 30 days after departure less any amount needed for damage to property. The term of lease is on-going (month to month) beginning on 1st of month and ending when and if the tenant wants to leave (within the terms noted below) or when the owner asks the tenant to leave (also noted below in the terms). A. The rental agreement will expire with a written notice to the owner, received at least 60 days prior to the intended departure. No partial month rental for mid month departures; rent paid in full for the entire calendar month. And/Or B. The rental agreement will expire, and the tenant will leave if the owner requests the tenant to leave. In this instance the owner agrees to give the tenant 90 days advance notice to vacate the premises. And/Or C. The rental agreement will expire, and the tenant must leave immediately, if the tenant is acting unlawfully (steals, does any illegal drugs, etc.), damaging property or is believed to be dangerous or physically harmful to others. And/Or D. The rental agreement will expire and the tenant must leave immediately, if the tenant does not pay rent due by the 5th of the month owed.
