The deposit and first month's rent must be paid by Zelle , preferably, or a certified check .I prefer not to take cash. Rent will be paid electronically by Zelle after the first month. When we sign a lease, you will see my ID( US passport and driver's license) , which matches the name on the property tax records and my Zelle account , and I will see your ID , which must match the name on the Transunion credit check. Is very simple: The credit does not have to be spotless for a regular lease , but must be decent. If you like the condo , the Transunion verification is mandatory. No credit check -no lease. Can be furnished and rented short term , at a higher price. Nu sublets, no AirBnB, with only one exception: If you approach me with a corporate housing proposal ( meaning that you want to rent from me and sublease it) , you must have perfect personal credit , perfect business credit , proof of adequate insurance , reference from other landlords you are doing this type of "corporate housing " "traveling nurses" etc business with . The spotless personal/business credit requirement does not apply to a regular lease, just to a corporate housing business proposal The condo is for the tenants on the lease only. Is not furnished right now. But it can be furnished at your request-in which case the rent will be higher No bad credit , no previous evictions, bankruptcy etc Bad credit or an old bankruptcy will require a very high deposit and vigorous income verification. Please discuss any credit problems before meeting with me , so you can have an idea if we can do business before driving to see the property You will have an early termination clause in the lease if you want , if you need to move out before the lease ends, you simply pay a fee and give me 30 days notice, this is very helpful if you need to switch jobs, etc, you are not stuck , and possibly have the credit dinged for nonpayment throughout the remainder of the lease One year or more /no bad credit/ no previous evictions
