    Sale pending, I have a verbal offer and am working with a buyer on inspections. I am still willing to show the house, I just wanted to get a note on here. Price just reduced to $140,000! I have a very nice 3BR 1.75BA Ranch on the east side of Iowa City. Under a block to Hoover Elementary and bus stops. I purchased a new house last year and just need to get this one sold! The house just came down from listing on the MLS. I had a buyer make an offer and back out over a few minor issues from an inspection. I am happy to go through all the specifics with serious buyers. House is assessed at 1188 SQFT, however there is a large non-conforming bedroom/rec room in the basement that is not included. You will have to see the house to appreciate the space! Basement was professionally waterproofed and was dry for well over a year before the space was finished. (Even stayed perfectly dry when we had the flash flooding a few weeks ago.) House is in great shape, well maintained, newer roof, decent insulation. Only thing it could need is some new flooring, there are a couple spots of carpet that are a bit worse for wear, so I would consider giving an allowance for flooring so that the buyer can deal with it however they choose. (Some of the carpet is over hardwood, so removing it and cleaning up the hardwood would be an option in addition to new carpet.) Furnace and central air both work well to keep the house at temperature, neither is new, but the furnace showed as being quite efficient when I had the house inspected and the air conditioner has never had any problems. Rooms are all painted drywall, remainder paint stays with the house for future touchup. All rooms are fairly neutral with the exception of one bathroom that is gray (due to fixtures and shower curtain) and one of the living rooms that is currently set up as a home theater. There is wiring in the walls for 6.2 surround sound and multiple connections (HDMI, DVI, etc.) run to a ceiling mounted projector position. Bathrooms are both tiled nicely. The master has a whirlpool tub, the other is a full length shower stall that can be handicap accessible. Both have vanities with storage, but the master is fancier. The master bath is far nicer than any that were available in the price range when I purchased the house. You will have to see them! The kitchen floor is hardwood that is in pretty good shape. It has a double sink, one side of which is a newer garbage disposal that works great. Stove is gas and is in pretty nice shape, cooks evenly, etc. Fridge is an older Amana that works very well and has a lot of both fridge and freezer space. Dishwasher is the best I have ever used, works well on everything from normal plates and Tupperware to fine china and crystal. (4 years+ of regularly putting Spiegelau glasses through it and I never had a single break and every glass is still crystal clear!) 2 car garage(due to position it is much easier to keep 1 car in and have extra space). Door opener works well and has 2 remotes. Garage door doesn't look the best, but it adds quite a bit of light during the day, so I have not painted it. Back yard is split up into garden boxes and small decorative pond. I have never done much with them, so the gardens are currently composted and should be in good shape for tilling/planting if you are into that. There are also a number of fruit trees, though the only real producer is an apple tree. There are a few small trees that have started growing in the boxes, but they should only take a few minutes to remove if you are into gardening. Front yard is grass and bushes with a single large tree, sidewalk was just fixed a couple years ago and should be in good shape for many years to come.
