Adults living in the house more than 5 nights a month not on the lease will be in violation of the Lease agreement and subject to terminating the Lease. b) Qualified applicants will be employed and combined applicants monthly income is 4x the rent. Alternatively, students must demonstrate a bank balance or income that is equivalent to monthly income of 4x the rent. Alternatively, applicants with income covered under SMC 14.08 can demonstrate the equivalent of monthly income of 4x the rent. c) Qualified applicants will have a credit score of 800 or greater. If under 800, a written explanation may be considered. d) Qualified applicants will not have a history of eviction or bankruptcy. e) Pets are negotiable. Owner must meet pet(s) and observe a well behaved animal. An extra monthly fee plus pet damage deposit would be needed. f) If qualified and on offer to rent the house is made, under SMC 14.08 you have 48 hrs to decide you want to rent the house. This will include signing the lease and providing $1,000 towards the move-in payments. This $1,000 will act as security deposit and in the event you decide not to move in, this amount is non-refundable.
