1. Lease Term
The lease term will be for 1 year.
2. Rent

Payment Method: Payments will be made via Zillow payments or into Global Credit Union Account in Juneau.
3. Utilities

4. Furniture and Dishes Provided
The Landlord will provide the following items for Tenant use:
Furniture: Couches, desks, TVs, beds.
Kitchenware: Dishes, spachulas, and other random kitchen items.
Tenant agrees to maintain these items in good condition and will be responsible for replacement costs in case of damage beyond normal wear and tear.
5. Pets
Up to three (3) pets are permitted.
Tenants must ensure that noise levels from pets are kept within reasonable limits. Noise complaints from neighbors will require immediate action by the Tenant to address the issue.
Tenants are fully responsible for any damages caused by pets.
6. Damage and Repairs
Tenant agrees to maintain the Premises in good condition and promptly notify the Landlord of any damage or repair needs.
Any damages caused by the Tenant, their guests, or pets will be repaired or replaced at the Tenant's expense.
Normal wear and tear are excepted.
7. Security Deposit
Security Deposit: $9,000 (equivalent to up to two months' rent as permitted by Alaska law).
The deposit will be held to cover damages or unpaid rent and will be returned within 14 days of lease termination, provided there are no outstanding issues.
8. Noise and Nuisance
Tenant agrees to respect the peace and quiet of the neighborhood.
Excessive noise or disturbances may result in lease termination.
9. Alterations
Tenant may not make any structural changes or alterations to the Premises without prior written consent from the Landlord.
10. Entry by Landlord
The Landlord may enter the Premises with 24 hours' notice for inspections, repairs, or showings, except in the case of an emergency where notice may not be required.
11. Insurance
The Tenant is responsible to obtain renter's insurance to cover personal property and liability.
12. Termination
At the end of the lease term, the Tenant will return the Premises in the same condition as received, except for normal wear and tear.
13. Compliance with Laws
Tenant agrees to comply with all local, state, and federal laws, including the Alaska Uniform Residential Landlord and Tenant Act (AS 34.03.010 - 34.03.380).
14. Dispute Resolution
Any disputes arising under this Agreement will be resolved through negotiation, and if unresolved, may proceed to small claims court or mediation.
