Windows feature beautiful sweeping views of the Tahoe National Forest. NO FIREPLACE IS IN THE RESIDENCE. PROPANE WALL HEAT, ONLY. Walking distance (weather permitting) to a post office annex for box delivery (no street mail), 24 hour general food and convenience store, 24 hour fuel, and restaurant. Ideal for outdoor enthusiasts wanting to enjoy Sierra adventures, including skiing, swimming, hiking, and biking. Maximum occupancy: 2 Tenants, NO CATS. Licensed and tagged dog okay subject to a refundable pet deposit of $500 and non-refundable pet rent of $25 per month to assist with additional wear and tear and cleaning needed. No local internet or wi-fi is provided, and no cable or telephone lines are in place. Providers indicate they are unable or unwilling to dig and install necessary equipment. Tenants desiring an internet connection must bring their own wi-fi via a dish (installed at their expense) or mobile hot-spots. Prior tenants used and installed a Dish Network satellite dish on the property, which has been left in place in the event future tenants desire to utilize this service/network. Owners have no relationship or involvement with internet, phone, or dish networks for tenants. Preference for tours and wait list given to tenants who have been pre-approved using the Zillow Application feature. Not required to be pre-approved, but preferenced given. Cabin is in a rural area in Emigrant Gap (Placer County). The region is subject to SIGNIFICANT snow in winter months. Tenant MUST have Four Wheel or All Wheel Drive Transportation suitable for extreme conditions as no snow plowing is provided by the County and ingress and egress is difficult in snow conditions. Lease Options are: $825 per month for a minimum one-year lease + pet rent if applicable $925 per month for a minimum six-month lease + pet rent if applicable Move in costs (first, last, deposits) may be paid via money order or cashier's check (no personal checks). Thereafter, all rent is paid via and collected by Zillow EFT from Tenant Checking Account direct to Landlord account. Lease cancellation fees may apply for early termination for reasons other than habitability issues (weather, structural destruction etc). Occupancy is restricted to two (2) tenant occupants, total. Bringing a child as one of the occupants? Take note: Due to harsh climate, steep and rugged terrain, active wildlife, and rural community on commercial business property, tenants are cautioned about the need for enhanced safety of children on the property. No short-time house sharing between short term "b and b" roommates (e.g., a ski house for families and friends during Winter), short term b and b rentals, vacation time sharing, permitted. "Limits on Use and Occupancy" clauses will apply. This clause will require that the only residents in the rental will be the adults signing the lease. Each adult who will live in the unit must qualify / pass the screening criteria, and sign lease agreement. The lease restricts guests to stay for up to 7 consecutive days in any 6-month period, with additional stays requiring the landlord's permission. In no event are guests permitted for more than 21 consecutive days. No local internet or wi-fi is provided, and no cable or telephone lines are in place. Providers indicate they are unable or unwilling to dig and install necessary equipment. Tenants desiring an internet connection must bring their own wi-fi via a dish (installed at their expense) or mobile hot-spots. Prior tenants used and installed a Dish Network satellite dish on the property, which has been left in place in the event future tenants desire to utilize this service/network. Owners have no relationship or involvement with internet, phone, or dish networks for tenants. Tenant must pay for own account established with Hunt Propane for metered gas, and PGE for electricity. Owner provides sewer and water. No local refuse collection is provided (tenant must drive away and dispose at a landfill). No local snow plowing on driveway or shared access/community road is provided (tenant must hire own snow plow service). CalTrans does plow the main road to within 500 yards of the residence, but not up the access road/driveway area, which is on steep terrain. No local street mail is delivered. Tenant must lease a post office box (optional to be at Nyack, but Nyack Shell General Store Postal Annex is serviced by the Alta USPS location. Tenants with a lease are provided a POBox at no cost by the USPS). Only one (1) vehicle per adult resident is permitted. No recreational vehicles except with owner approval and in a designated parking area. No smoking of any kind (tobacco, vaping, or electronic). Notes: Images show the external chimney from a former fireplace, which was removed in 2023 and walled over. The chimney remains outside. NO INTERIOR FIREPLACE is present. Wall heater, only, with propane as the fuel source. Each adult applicant must apply and be approved using the Zillow application process. No non-occupant lease co-signers or rent guarantors are permitted (e.g., generous parents, etc).
