You can see Texas Motor Speedway from the property since it's about 10 minutes away. Without traffic, it's about 35 minutes from downtown Fort Worth, 45 from downtown Dallas, and 19 from UNT. If you like lakes, well, Lake Grapevine is a mile away. If you have 1-3 horses and would like to talk about leasing dry stalls with the individual who has the lease on the barn, that's certainly an option. You'd literally walk out the back door to visit, ride, and take care of your horses. If you really think it's the perfect location and the perfect place for your 10-18 personal horses or your business, you're more than welcome to offer to buy it (without the unnecessary encumbrance of a realtor). I'm not a realtor and I will not have a conversation with a realtor. Utilities: Verizon Fios is amazing; Coserv is the only electricity option because it's a coop area; trash is removed once a week. Finally, on dogs: I love dogs, but... there are 6-7 horses on this property. Therefore, you and your dogs will have to meet with the individual who leases the barn and the paddocks to get her approval for dogs. You'd be surprised how some large dogs don't care about the horses and some tiny dogs think they can chase them without getting kicked. It's usually the other way around, but it's still odd. The pet deposit is $500 per large pet, half of which is not refundable. Cats are fine, too. If your family is building a house in the area (Montalcino Estates is almost directly across the street and Canyon Falls is just down the road), then you're probably the perfect tenant.
