And, outside is mature landscaping and a private hot tub and there is a single car attached garage. All-in-all, this is a neat living situation for the right tenant, uncommon and pretty cool! The property is available from early September 2022 until mid June 2023, so not a full year, but effectively the "school year." Rent is $3500/month and we collect 1st month's rent (pro-rated if moving in mid-month), "last month's rent" (again, pro-rated if not a full month), and the equivalent of a month's rent as a refundable security deposit. Tenant takes the natural gas bill, electric bill, and City of Hailey water/sewer/garbage bill into their name. The internet bill would remain in landlords name and tenant would reimburse landlord for that expense. Tenant is responsible for snow removal, landlord is responsible for landscaping. The private hot tub works great, but if tenant wants it operational during their tenancy, they must employ a professional spa service to maintain the tub. A pet(s) is possible -- not guaranteed! -- and the owner will consider on a case-by-case basis . . . and if accepted, landlord may require an additional refundable pet deposit. No smoking of any kind is permitted. Tenant will be required to have "renters" insurance, which is affordable and good insurance to have. The property will be handed off very clean and tenant is required to give it back very clean at the end of the lease period. All of this is very normal and easily expressed in the lease.
