The following constitute grounds upon which Landlord will be basing the decision to lease the Property to you. If your application is denied based upon information obtained from your credit report, you will be notified. Before filling out an application, please review our list of criteria below. If you feel you meet all of the criteria, please apply because our Landlord/Homeowner would be happy to rent to you. Please consider the following criteria for approval: - Total, combined monthly income must be a minimum of 3-4 times the rent amount. Each applicant must provide the 2 most recent paystubs. Stable employment history and length of time with current employer may be considered. If self-employed, you must provide 3 months of bank statements and the most recent signed tax return. - Each applicant must provide a copy of a photo ID - Driver's license or State Issued ID card and Social Security card. If any applicant is non US resident, they will be asked for additional documentation. - We must be able to verity landlord references, whether current or past. - Credit and criminal reports will be obtained for each applicant or co-applicant 18 years and older. Any credit or criminal issues may cause a decline of the application. - If any applicant has a bankruptcy, it must be discharged and not open at the time of application. - Each applicant must not have any outstanding judgments. - Each applicant must not have any Landlord Collections. - Each applicant must not have any Evictions. - Each applicant must not have any Utility Collections. - Each applicant must not have a Felony Criminal Record. (Any other criminal record(s) is the discretion ofthe property owner.) - The property owner may be provided a copy of applicant's credit report and application. All applicants are subject to owner approval. - Multiple applications may be accepted on a single property simultaneously. - Application fees are non-refundable. We do welcome some pets, on a case by case basis. A $500 non-refundable pet fee (per pet) is required. - Pets MUST be 2 years of age or older. Age verification will be required. - Pets MUST be 25lbs or smaller. - A photo of the pet must be submitted with the application. - Some breed restrictions for dogs will apply. - Owner approval is required for any pet. If application is approved, the security deposit must be paid with 24 hours of approval. If not received, we will move forward with additional applications. All deposits must be paid in certified funds (cashier's check or money order). Until the deposit hold and lease are signed, the deposit is 100% refundable and the property will remain active on the market. Lease must be signed by all tenants.
