Fantastic location in the region -- just north of the Loveland city limits!! 3 bedroom, 2 full bath. Gas range / oven - built in microwave* above, side-by-side refrigerator with ice maker, dishwasher, clothes washer and dryer*, swamp cooler, 1 window air conditioner*, and 2 sheds* all provided; *see notes below. Really nice covered deck. Best, coolest tree in the whole area! Great fenced in yard. One of the best locations in the park -- close to the park entrance, but off the busy roadways... close to the mail boxes, close to the swimming pool. Rent of $1,249 per month includes the lot rent, but you would put in your name and pay for Xcel gas and electric; and, the park has a monthly charge for water, sewer, trash that you would be responsible for. 420 East 57th St. - #295 - Loveland, CO 80538 Deposit is an additional 1 month's rent; plus, a $75 utility deposit which is refundable, so total to move in is $2,573. Leases are month-to-month, after a 1 year minimum lease. Applications can be picked up at the park office, but you'll work with R&B, LLC to get it filled out, and in gathering the required documents and have all this ready plus your application fees BEFORE taking it to the office. This will keep the calls and visits to the office at a minimum, as they are extremely busy. Thank you in advance for respecting this -- it will help your relationship with us and the park, as well as maintain our good relationship with the park. Park does credit, background check and eviction check. Most felonies and evictions may be a challenge. In addition to application, park needs DL or TIN and something in writing to prove your income to make the payment. $45 per person (last info. from park) 18 years of age and older who will live there application fee. You will need to provide a copy of your park application to R&B, LLC, as well as authorize R&B, LLC to do an additional employment and / or income verification showing your ability to make the payment. Need minimum income of approx. $3,125 per month (approx 2.5 x the rent). Need to have credit of 520 or above (or mitigating factors). No open collections or judgements unless valid payment plan is in place. No evictions, unless a valid payment plan is in place. Your most recent landlord will be contacted and a neutral or positive reference will be required. R & B, LLC will have a separate online application and run a separate background check, but you won't have to pay for that. Square footage of 1,152 is from the 16' x 72' measurement listed in the home's paperwork. If square footage is a concern, you should measure prior to signing any docs. You can smoke on the premises of these homes... just not inside the homes. If you don't have time to water the lawn, cut it, and trim around the edges -- along with the mower and trimmer, or access to them from rental, friends, or family -- these homes may not be for you... as we'd like to keep the outsides looking good. Same with snow shoveling. We can arrange for the services, but it will cost you an extra $55 per time... potentially up to $275 extra per month during the growing season and months with 5 weeks; and, snow depends... PET STUFF: Sorry... no pets; others before have ruined it for those in the future. Challenges we've had: 1) Don't move in other people, without our permission 2) Don't move in pets, without our permission 3) Roommates will be fully responsible on the lease 4) Don't expect to park a lot of vehicles, trailers, RV's here 5) You have to have renter's insurance, which costs around $20 per month 6) You have to put Xcel Energy electric service in your name 7) Even though the homes are month-to-month after the 1st year's lease... you have to give at least 30 days notice in advance of leaving... 8) You must deposit home rent in our bank account in person, by mail or by ach; we won't collect rents in person or by other means. So: if any of theses challenges may present a challenge for you... talk to us 1st about it... (This home is not owned by the park; please don't ask them about it -- ask us, R&B, LLC contact info. is below - when you put in your application, you are more than welcome to verify with the park that we are legitimate landlords and are allowed to rent our homes in the park. Once you have your complete application, other I.D., and documents, and you have put in your application, let us communicate and follow thru with the park from then on so that they receive as few calls as possible,Thanks!)
