All Furniture remains as in the pictures. 1. Rent Payment: Rent is due on the first of each month. First and last month's rent, along with the security deposit, is due at the time of signing this lease. 2. Utilities: The following utilities are included in the monthly rent: electricity, water, gas, trash removal, internet, and basic cable/TV service 3. Smoking: Smoking is strictly prohibited inside the property. Any violation will result in forfeiture of the security deposit and potential termination of the lease. 4. No Parties/Noise Restrictions: Parties or large gatherings are not permitted at the property. Quiet hours are from 9 PM to 8 AM daily. Excessive noise that disturbs neighbors is grounds for termination of the lease. 5. Security Deposit: A security deposit is required and held as protection against any damage beyond normal wear and tear or unpaid rent. The security deposit will be refunded within 30 days of the end of the lease term, provided no damage or violations of the lease have occurred. 6.
