Lease Term Monthly rent: $3,950 Lease duration: 12 - 18 months Rent due on the 1st of each month $150 pet deposit per pet (maximum 2 pets) $30 monthly pet rent per pet (maximum 2 pets) Please drive by the property before inquiring. To schedule a showing and be considered, complete the Zillow application. 2. Rent Monthly rent is $3,950 for entire lease term. Rent is due on the 1st of each month. 3. Late Payment Rent not received within five (5) days of the due date will incur a $30 per day late fee until paid in full. 4. Security Deposit Security deposit: $3,950 The deposit cannot be applied as last month's rent. The deposit may only be used for: Repairs for damages beyond normal wear and tear Cleaning, carpet cleaning, wall repairs, painting, and restoration costs Lawn care, snow removal, or exterior maintenance caused by tenant neglect Any remaining deposit will be refunded within 30 days of lease termination and vacancy. Unauthorized use of the deposit as rent is a lease violation, and tenant remains liable for all rent. 5. Utilities and Services Tenant is responsible for all utilities and services: electricity, water, gas, garbage, cable, and internet. Pest control is at tenant's expense and discretion. 6. Maintenance and Upkeep Tenants must maintain the property in clean, safe, and good condition. Responsibilities include: Lawn care, landscaping, and snow/ice removal Cleaning up after pets outdoors Prompt reporting of leaks, water damage, or maintenance issues Using furniture pads to protect floors Filter Maintenance: Tenants are responsible for the replacement and maintenance of all filters, including: HVAC filters Refrigerator filters Any other filters required for appliances or systems All costs associated with filter replacement are the responsibility of the tenant. Failure to maintain filters may result in damage or performance issues, for which the tenant will be liable. Failure to maintain the property or landscaping may result in professional services hired by the landlord, with costs deducted from the deposit or rent. 7. Subletting Subletting or lease assignment is strictly prohibited without written approval. Short-term rentals (Airbnb, VRBO, etc.) are not permitted. 8. Pets Pets are allowed only with prior written approval. $150 pet deposit per pet (maximum 2 pets). $30 monthly pet rent per pet (maximum 2 pets). All pets must be vaccinated and non-disruptive. Tenant assumes full responsibility for all pet-related damage or disturbances. Pet insurance is required for all approved pets, and proof of active coverage must be provided before occupancy and maintained throughout the lease term. 9. Parking Parking allowed in driveway or garage No parking directly in front of the property Street parking allowed across the street 10. Smoking Policy Smoking, vaping, or use of any tobacco or marijuana products is prohibited inside the home or garage. 11. Termination Either party may terminate with 60 days' written notice. Vacating before the lease term ends results in forfeiture of the security deposit. 12. Repairs Landlord responsible for major repairs and structural maintenance (excluding tenant-caused damage). Tenants must repair or reimburse for damages caused by negligence or misuse. 13. Insurance Landlord maintains property insurance for structure. Tenants must carry renter's insurance for personal belongings. Landlord not responsible for tenant property loss. 14. Right of Entry Landlord may enter with 24-hour notice for inspections, repairs, or showings during reasonable hours. 15. Move-In / Move-Out Condition, Cleaning, and Exterior Maintenance Tenants must maintain and return the property in the same condition as received, aside from normal wear and tear. Interior Cleaning Requirements: Professional carpet cleaning at move-out (cost deducted from deposit) Bathrooms, kitchen, floors, baseboards, blinds, and all other surfaces must be cleaned. Holes, scratches, or wall damage must be repaired and painted to match original color. Non-compliance results in $150/hour cleaning/repair fee and deposit deduction. Exterior Maintenance Requirements: Lawn, landscaping, and snow/ice removal must be maintained by tenant Front entry, patios, and exterior surfaces must be cleaned/power washed as needed Failure may result in landlord hiring professionals, with costs deducted from deposit Inspection: Move-in inspection with photos will document initial condition Move-out inspection will compare to move-in; costs for repairs/cleaning will be deducted from deposit as needed 16. Alterations No alterations, painting, or fixture/landscaping changes without written approval. Approved changes must be restored unless otherwise agreed. 17. Noise and Nuisance Tenant may not cause loud noise, illegal activity, or disturbances affecting neighbors. Violations may result in lease termination. 18. Use of Premises Property is for private residential use only. Only listed occupants may reside. No commercial use allowed. 19. Abandonment If the property appears abandoned for 7 consecutive days and rent is unpaid, landlord may secure and repossess per state law. 20. NSF Payments Returned or dishonored payments incur a $50 fee. Subsequent payments must be via certified funds or money order. 21. Failure to Vacate If tenant fails to vacate after lease expiration or proper notice, daily rent of 1.5x regular rate applies until property is vacated. 22. Mold and Moisture Prevention Tenant must maintain ventilation, use fans, and report water or mold issues immediately. Failure may result in tenant liability. 23. Indemnification Tenant agrees to indemnify landlord from claims, damages, or losses caused by tenant negligence or misuse. 24. Governing Law Lease governed by the laws of Washington State.
