Lease Term The lease duration is 12 months, commencing on the agreed move-in date and ending 12 months thereafter. 2. Rent Monthly rent is $4,250, payable in full on the 1st day of each month. Rent is considered late after the 5th of the month. 3. Late Payment Rent not received within five (5) days of the due date will incur a late fee of $30.00 per day until payment is received in full. 4. Security Deposit A security deposit of $4,250 is due upon signing the lease. This deposit will be refunded within 30 days after lease termination and the tenant's vacancy, minus any deductions for damages beyond normal wear and tear. 5. Utilities and Services Tenant is responsible for all utilities and services, including electricity, water, gas, garbage, cable, and internet. Pest control services are at the tenant's expense and discretion. 6. Maintenance and Upkeep Tenant shall maintain the property in clean, safe, and good condition throughout the lease term. Tenant responsibilities include but are not limited to: Lawn care and landscaping (regular mowing, trimming, weeding, and general upkeep) Pet cleanup in all outdoor areas Snow and ice removal from driveways, walkways, and sidewalks Promptly reporting any leaks, water damage, or maintenance issues to the landlord Ensuring all furniture has protective pads to prevent damage to hardwood floors If the tenant fails to maintain the yard or landscaping to a reasonable standard, the landlord may hire professional services and deduct the cost from the tenant's rent or deposit. 7. Subletting Subletting or lease assignment without prior written consent from the landlord is strictly prohibited. Use of the property for short-term rentals (Airbnb, VRBO, etc.) is not permitted. 8. Pets Pets are permitted only with prior written approval. A $100 pet deposit per pet and $30 monthly pet rent per pet apply (maximum two pets). All pets must be vaccinated and well-behaved. Tenant assumes full responsibility for pet-related damages or disturbances. 9. Parking Parking is permitted in the driveway or garage. Parking on the street directly in front of the property is prohibited due to posted "No Parking" signs. Street parking is allowed across the street. 10. Smoking Policy Smoking, vaping, or use of any tobacco or marijuana products is strictly prohibited inside the home or garage at all times. 11. Termination Either party may terminate the lease with 60 days' written notice. If the tenant vacates before completing the initial 12-month term, the $4,250 security deposit will be forfeited. 12. Repairs The landlord is responsible for major repairs and structural maintenance, excluding those caused by tenant negligence or misuse. Tenants are liable for any damages resulting from negligence or misuse and must repair or reimburse for such damages prior to vacating. 13. Insurance The landlord maintains property insurance for the structure. Tenants are required to carry renter's insurance for personal belongings. The landlord is not responsible for loss or damage to tenant property. 14. Right of Entry The landlord may enter the property with 24-hour prior notice for inspections, repairs, or showings to prospective tenants, during reasonable hours. 15. Condition Upon Move-In / Move-Out A move-in inspection report with photos will be completed before occupancy. Upon move-out, a similar inspection will be conducted. Any damages, missing items, or excessive cleaning needs will be deducted from the security deposit. 16. Alterations and Modifications Tenant may not make alterations, paint, install fixtures, or modify landscaping without written landlord approval. Approved alterations must be restored to the original condition at tenant's expense unless otherwise agreed in writing. 17. Noise and Nuisance Tenant shall not cause or permit loud noise, illegal activity, or disturbances that interfere with neighbors or community peace. Violations may result in lease termination. 18. Use of Premises The property shall be used solely as a private residence and occupied only by individuals listed in the lease agreement. No commercial operations or unapproved occupants are allowed. 19. Abandonment If the property appears abandoned for seven (7) consecutive days and rent remains unpaid, the landlord may take steps to secure and repossess the property in accordance with state law. 20. Non-Sufficient Funds (NSF) Payments Returned or dishonored payments will incur a $50 fee. Future payments after an NSF incident must be made via certified funds or money order. 21. Failure to Vacate If the tenant fails to vacate after lease expiration or proper notice, the tenant will be charged daily rent at 1.5 times the regular rate until the property is vacated. 22. Mold and Moisture Prevention Tenant agrees to maintain proper ventilation, use bathroom fans, and report any signs of mold or water intrusion immediately. Failure to do so may result in liability for resulting damage. 23. Indemnification Tenant agrees to indemnify and hold harmless the landlord from any claims, damages, or losses arising from tenant's actions, negligence, or misuse of the property. 24. Governing Law This lease shall be governed by and construed under the laws of the State of Washington. APPLICATION REQUIREMENTS Income Verification Applicants must provide proof of a gross monthly income at least two (2) times the monthly rent. Credit History Minimum credit score of 670 required. Credit report must show consistent, timely payments and no major derogatory items. Rental History Prior landlords will be contacted to verify payment history, lease compliance, and tenant conduct. Criminal Background Check All occupants 18+ years must pass a background check. Applicants with serious or violent offenses may be denied. Application Fee A non-refundable fee up to $65 per person applies for application and background processing. Employment Verification Proof of current employment or steady income required to ensure rental ability. Additional Criteria The landlord may consider occupancy limits, pet ownership, or other relevant factors in the evaluation process.
