Tenant Responsibilities: Renters are expected to: Maintain the cleanliness and safety of the unit Report any maintenance issues promptly Pay rent on time, $50 per/day for late payment after second day of month and adhere to all terms outlined in the lease agreement, Cover all utility expenses, including water, electricity, and internet Property Care: Tenants are responsible for avoiding damage beyond normal wear and tear. Any damage caused by pets or negligence will be the tenant's responsibility and may result in charges deducted from the security deposit. Appliance Damage: Any damage to appliances due to misuse or neglect must be repaired by the tenant or the cost will be deducted from the security deposit. Pet Policy: A maximum of 2 pets are allowed (only dogs and cats no exceptions). Pet owners are expected to maintain cleanliness and ensure pets do not cause damage or disturbances. Termination and Early Move-Out Policy Notice of Termination: Following the expiration of the initial lease term, the agreement shall convert to a month-to-month tenancy, unless otherwise renewed. Either party may terminate the tenancy by providing a minimum of thirty (30) days' written notice prior to the intended move-out date. Early Termination by Tenant: Should the Tenant choose to terminate the lease prior to the expiration of the initial lease term, the Tenant shall remain liable for the full rent amount until one of the following occurs: A new tenant takes possession of the unit under a signed lease agreement, or The original lease term expires whichever comes first. The Tenant shall also remain responsible for continued utility payments, property care, and all lease obligations during this period.
