Where's the thermostat?
This home was designed with technology that prioritizes energy conservation. Rather than a furnace, the home is heated with a highly efficient, emissions-reducing catalytic wood stove. The heat recovery ventilation (HRV) unit is a system that uses the heat in stale exhaust air to preheat incoming fresh air. This reduces the energy required to bring outside air up to ambient room temperature and saves money on heating bills. The home does not have a thermostat. Rather, you add more or less wood to the wood stove to establish the temperature. 2 logs in this wood stove can last 10-12 hours with the damper turned on low. An electric mini-split unit is available for alternative heat and also provides air conditioning. This unit is located above the upstairs bedroom door and is operated with a remote control.
Why is there no drywall?
The house is constructed of structural insulation panels (SIPs). SIPs reduce building waste and optimize energy efficiency with high density foam insulation. Rather than covering the panels with drywall, it was intentionally decided to leave the OSB exposed as an architectural element. Functionally, OSB requires significantly less
upkeep, as it naturally hides marks. Future owners may wish to paint over the OSB, and they can see how this looks from various walls in this home that have been directly painted over. No primer is required and contrary to what people might find on the internet, there are no markings that appear after painting over OSB. Concrete, OSB,
wood, and corten steel are the core elements of the house. The builder did originally quote around $10k for drywall and this could be added if the new owner chooses.
What is the siding made out of? Why are patches of it rusted?
The siding is corrugated corten steel. Corten steel (sometimes known as weathered steel) is a group of steel alloys that are often used in outdoor construction. Corten steel was designed to eliminate the need for painting and if left outside, exposed to the elements, it will develop a rusted appearance in just a few months. Over time, the house will continue to develop a rusted appearance. As the rust layer develops, the tensile strength of the weathered steel becomes stronger and more corrosion resistant. Corten steel can last several decades (and even over 100 years). Some parts of this house are more exposed to weather/water, and so have turned faster than other parts of the house. Eventually, the entire house will be a very earthy copper/brown.
