These are routine preventative inspections and are not to be conducted unannounced. Tenant agrees to provide reasonable access during the scheduled time. 7. NO-PARTY / QUIET USE POLICY Tenant agrees to maintain a quiet and respectful environment. No parties, large gatherings, or events are allowed on the premises. Excessive noise, neighbor complaints, or violations of HOA/community rules are grounds for immediate lease termination. The use, possession, or distribution of illegal drugs or controlled substances is strictly prohibited. Violation of this clause will result in immediate termination of the lease and forfeiture of the security deposit. 8. OCCUPANCY LIMIT Occupancy is limited to a maximum of 2 people. Only the individual(s) named in this agreement may reside at the property. No subletting, long-term guests, or additional roommates are permitted without prior written consent from the Landlord. 9. USE OF PREMISES The property is to be used for residential purposes only. No business, commercial activity, or short-term rental is allowed without prior written permission from Landlord. 10. FURNISHINGS AND APPLIANCES The unit is fully furnished, including beds, living room furniture, dining set, kitchenware, linens, and electronics. Tenant agrees to maintain all furnishings in good condition and is responsible for any damage or loss beyond normal wear and tear. PLEASE NOTE: WOOD BURNING STOVE IS NOT PERMITTED FOR USE. 11. PET POLICY No pets are allowed on the premises. Violation of this policy will result in fines and may be grounds for lease termination. 12. ENTRY Aside from scheduled cleaning and maintenance visits, Landlord may enter the property only with at least 24 hours' notice for necessary inspections, repairs, or emergencies. Tenant agrees to allow reasonable access under these conditions. 13. TERMINATION This lease ends on June 15, 2025, unless otherwise extended by written agreement. Early termination by Tenant requires 60 days' written notice and may result in continued rent liability until the unit is re-rented. The security deposit may be retained if terms are violated. 14. GOVERNING LAW This Lease Agreement shall be governed by and interpreted under the laws of the State of Colorado. 15.
