Renters are responsible for payment of utilities (such as water, gas and electric), trash, cable, and internet for the property. Appliances provided at the property include dishwasher, stove, refrigerator, microwave, washer and dryer. Renter must have renters insurance. Up to 2 small/medium house broken pets (under 30lbs) are allowed on the premises. A one-time pet security deposit of $250 USD (per pet) must be paid at the time of pet living on the premises. If no damages are incurred by pet, this deposit may be returned at the end of lease. A non-refundable pet fee of $200 USD at the start of pet living on premises must also be paid. An accurate description (Pet name, breed, age, weight and color) of pet must be given to the landlord. Must care/clean after pets. Odors, fleas, damage caused by pet is tenant responsibility. Notify landlord promptly when repairs are necessary. For maintenance, repairs or routine inspections, a 24-hour notice will be given to the tenant. Tenants must allow access to workers on the property. Tenants' responsibility on the premises is to maintain a general level of cleanliness inside/outside the home. Throw away trash in a timely manner. Keep plumbing clean and clear. General cleaning/upkeep, as well as mowing lawn, weeding and watering lawn is tenant responsibility. Other minor maintenance such as replacing batteries on fire alarms, or changing light bulbs are also tenant responsibility. Guest safety while on the property is tenant responsibility. Landlord is not liable for guest damaged belongings on the premises. Appliances or equipment tenants own that need repair or maintenance is not the responsibility of the landlord. Any damage to the rental property caused by tenant/pet/guest/visitor is tenant responsibility to repair. If the tenant chooses to repair the damage themselves, an inspection will be necessary to ensure it is up to standard of landlord. If damage to property was due to tenant negligence, this is the tenants' responsibility. Any damage due to violation of lease is tenant responsibility. No illegal activity on the premises. Smoking or vaping is not allowed inside the home.
