Beautiful ranch styled single-family home on a quiet neighborhood. Features a full finished basement as well as a pergola in the backyard. The master bedroom has a five-piece bathroom along with a walk-in-closet. The home is walking distance from the city recreational center and schools. Grocery stores, restaurants and shopping centers are less than a 10-minute drive away. Home will not be furnished. Monthly payment for rent due is $2800 USD on the first of the month. A late fee of $50 USD will incur after 7 days or more. First and last month rent must be paid at the time of signing lease. A security deposit of $2800 USD must also be paid within the first 60 days of residing on premises. Possible deductions to the security deposit include unpaid rent, excessive damage or abandonment of premises. After termination, landlord has 30 days to return security deposit to tenant. Returned checks will be a fee of $20 USD. Landlord must deliver the premises within 60 days before the tenant has the right to cancel. If the tenant cancels the lease, the landlord has 30 days to return the tenant's initial payment. Tenant cannot assign the agreement or sublease the property. If the tenant fails to pay rent or violates the lease, 10 days notice will be given before termination of lease. Renters are responsible for payment of utilities (such as water, gas and electric), trash, cable, and internet for the property. Appliances provided at the property include dishwasher, stove, refrigerator, microwave, washer and dryer. Renter must have renters insurance. Up to 2 small/medium house broken pets (under 30lbs) are allowed on the premises. A one-time pet security deposit of $250 USD (per pet) must be paid at the time of pet living on the premises. If no damages are incurred by pet, this deposit may be returned at the end of lease. A non-refundable pet fee of $200 USD at the start of pet living on premises must also be paid. An accurate description (Pet name, breed, age, weight and color) of pet must be given to the landlord. Must care/clean after pets. Odors, fleas, damage caused by pet is tenant responsibility. Notify landlord promptly when repairs are necessary. For maintenance, repairs or routine inspections, a 24-hour notice will be given to the tenant. Tenants must allow access to workers on the property. Tenants' responsibility on the premises is to maintain a general level of cleanliness inside/outside the home. Throw away trash in a timely manner. Keep plumbing clean and clear. General cleaning/upkeep, as well as mowing lawn, weeding and watering lawn is tenant responsibility. Other minor maintenance such as replacing batteries on fire alarms, or changing light bulbs are also tenant responsibility. Guest safety while on the property is tenant responsibility. Landlord is not liable for guest damaged belongings on the premises. Appliances or equipment tenants own that need repair or maintenance is not the responsibility of the landlord. Any damage to the rental property caused by tenant/pet/guest/visitor is tenant responsibility to repair. If the tenant chooses to repair the damage themselves, an inspection will be necessary to ensure it is up to standard of landlord. If damage to property was due to tenant negligence, this is the tenants' responsibility. Any damage due to violation of lease is tenant responsibility. No illegal activity on the premises. Smoking or vaping is not allowed inside the home.
