LANDLORD rents the premises described as follows to TENANT under the terms and conditions stated herein on a 12-month tenancy starting on June 1st , 2025 and ending on June 1st, 2026:
The House of 4123 Little Crown Lane, Colorado Springs, CO 80906
TENANT shall pay LANDLORD rent in the amount of $2,400 (two thousand and four hundred dollars) due on the 1st day of each month, in advance and without demand or set off. Should the LANDLORD not receive rent or other charges due and owing by midnight on the 3rd day of the month in which it is due, TENANT shall pay LANDLORD a $75 late fee. For every day after the 3rd there will be an incorporated total late fee amount that will increase an additional $10 daily until the total amount is paid. If payment is made by check and the check is returned to the LANDLORD, TENANT will be assessed a returned check fee of $25. TENANT shall additionally pay $2,000 (two thousand dollars) as a security deposit which shall be held and returned under the conditions provided in the law applicable to the same in Colorado. A fee of $300 will be withheld from the security deposit at the time the lease is terminated for cleaning services if the premises are not satisfactorily cleaned by the TENANT before vacancy.
TENANT has examined the premises and they are in good order and condition.
TENANT shall return the premises to the LANDLORD at the termination of tenancy in the same condition as received, ordinary wear and tear excepted.
TENANT shall not assign or sublease or allow any other person to occupy the premises unless prior written approval is granted by the LANDLORD.
TENANT further agrees not to make any alterations to the building or premises without the prior written consent of the LANDLORD.
In the event of any breach of the payment of rent or any other allowed charge, or other breach of this lease, LANDLORD shall have full rights to terminate this lease in accordance with state law and re-enter and claim possession of the leased premises, in addition to such other remedies available to LANDLORD arising from said breach. Upon such termination, the
TENANT shall immediately quit and surrender the premises to the LANDLORD. Such surrender or termination shall not release TENANT in whole or in part from the obligation to pay the rent for the full stated term. If the TENANT decides to leave early before lease ends (minus Military Clause) they need to pay the remaining cost of the contract.
The lease shall terminate in the event that the premises are destroyed, other than negligence of the TENANT, or upon taking of the property under legal authority of eminent domain.
TENANT shall occupy the premises in accordance with all laws and regulations pertaining thereto.
LANDLORD shall not be liable for any damage to property of tenant located on the premises, nor for the loss of or damage to any property of TENANT or of others by theft or otherwise, nor shall LANDLORD be liable for any injury or damage to person or property unless injury or damage is a direct result of LANDLORD's gross negligence. LANDLORD shall not be liable for any such damage caused by other persons on the premises. LANDLORD recommends Renters Insurance be purchased by the TENANT in order to protect TENANT against such occurrences.
The following utilities/services are provided by LANDLORD:

All additional utilities and services shall be the responsibility of the TENANT.
TENANTS shall not keep any pets or animals without the prior written consent of the LANDLORD.
TENANTS shall not smoke tobacco products such as; cigarettes, cigars, raw tobacco of any kind within the premises of the house.
TENANTS are responsible for minor maintenance issues like changing light bulbs, air filters, and other miscellaneous related issues.
A $100 fee will be assessed for lost keys in order to rekey locks, replace locks and/or keys.
