Subleasing - subleasing or short term rental by others is not allowed Security deposit return - The security deposit will be returned within 20 days following the end of the lease minus any deductions for damages. Tenants Insurance - Tenant is required to maintain renter's insurance with a minimum coverage of $30000 for personal items. Alterations and decorations - Tenant shall not make any structural alterations, additions, or modifications to the leased unit without the written consent of the landlord. Tenant is permitted to engage in basic decorative activities within the unit, such as hanging curtains, and adding removable decorations. Appliances and furnishings - The following appliances are provided with the rental unit: Microwave Stove (oven and cooktop) Dishwasher Washer and Dryer Tenant agrees to use the included appliances for their intended purpose only. Tenant is responsible for maintaining the included appliances in good working condition during the lease term. In the event of a malfunction or necessary repair, Tenant shall promptly notify Landlord. Tenant agrees to abide by all community rules and regulations from the homeowner's association
