1) Lease is for 12 months fixed term. Two months advanced notice is required for vacating or renewing the lease term. A fine of $25/day for the remaining term of the lease (from the day lease is broken till end of the lease term as per the contract) I stopped be paid by the renter if the rental lease is broken before the term ends. Any HOA fines incurred due to breaking the lease will have to be paid by the tenant.

5) New HVAC filters to be changed every 1-2 months.
6) Salt for the water filter in the garage should be filled as needed. (monitor and fill as its close to empty)
7) The entire Lawn maintenance is on the tenants. This includes- Lawn mowing, weeds, pest and bug control and sod maintenance. Tenant is responsible for any fines incurred by HOA for Lawn violations.
8) Owner pays for - HOA and filter replacement for drinking water under the kitchen sink.
9) Any HOA fines incurred due to violations of the property should be paid by the tenant. Any HOA letters, fines or messages sent to the address should be notified to the owners ASAP
